Why your rent will rise again this year

LOS ANGELES (AP) ― Living in an apartment? 推定する/予想する your rent to go up again.

"The only 救済 in sight is rents in the hottest markets are going to go up at a slower pace, but they're still going to go up," says Hessam Nadji, 長,指導者 戦略 officer at Marcus & Millichap, a 商業の real 広い地所 services 会社/堅い.

Consider Denver, where rents have 増加するd more than 5 パーセント a year since 2010 ― 9.2 パーセント in 2014 ― によれば Marcus & Millichap. Of the 9,400 new apartment 部隊s 追加するd last year, 23 パーセント were in 都市の 核心 areas.

競争 for apartments means renters are いっそう少なく likely to be able to 交渉する with landlords, or 勝利,勝つ 譲歩s such as a 解放する/自由な month's rent.

Here's a closer look at why apartment dwellers will probably see rents go up for a sixth straight year.

―MORE JOBS, MORE COMPETITION

During the last 後退,不況 many 労働者s who lost their 職業s moved in with 親族s or took on roommates. About 32 パーセント of U.S. adults were living with roommates or adult family members in 2012, up from 27.4 パーセント in 2006, によれば Zillow, an online real 広い地所 会社/堅い.

"The 株 of young adults with 職業s has climbed in the past year, and that will help many of them move out of their parents' homes," says Jed Kolko, 長,指導者 経済学者 at online real 広い地所 会社/堅い Trulia. "Most of them will be renters first."

More people 争う for apartments helps 運動 rents higher. And 主要都市の areas with faster 職業 growth are 一般に seeing higher-than-普通の/平均(する) rent 引き上げ(る)s 同様に.

The three metro areas with the biggest 年次の 増加する in rent in January, によれば Trulia: Denver (14.2 パーセント), Oakland, California (12.1 パーセント), and San Francisco (11.6 パーセント).

―HOMEBUYING DELAYED

But these days, renters are taking longer to buy. The U.S. homeownership 率 ended last year at a 19-year low of 64.4 パーセント.

Between higher rents taking a bigger bite out of the bank account and はっきりと higher home prices, 可能性のある 買い手s are having more trouble saving for a 負かす/撃墜する 支払い(額) and qualifying for a mortgage.

And many millennials, or 18- to 34-year-olds, 簡単に prefer renting.

That's true for Alyssa Hankins, a marketing and social マスコミ strategist in Los Angeles. She moved in February to a newly opened コンビナート/複合体 where rents 範囲 from $2,325 for a studio to $5,920 for a two-bedroom 部隊. She wants to be able to move quickly if a 職業 適切な時期 comes up.

―NEW APARTMENTS ARE PRICEY
