We're dodging monstrous ¡ò22k stamp µÁ̳ Ë¡°Æ by building a shed office instead, says LEE BOYCE

My wife Danielle and I are ¸½ºß¡¿°ìÈÌ¤Ë living our own ¸«²ò¡¿ËÝÌõ¡¿ÈÇ of Love it or ̾Êí¡Ê¤ËºÜ¤»¤ë¡Ë¡¿É½¡Ê¤Ë¤¢¤²¤ë¡Ë it, the Channel Four television show Á°Àþd by ½êͭʪ¡¿»ñ»º¡¿ºâ»º ²¦Â² Kirsty Allsopp and Phil Spencer.

On the '̾Êí¡Ê¤ËºÜ¤»¤ë¡Ë¡¿É½¡Ê¤Ë¤¢¤²¤ë¡Ë our home for sale' Ì£Êý¤¹¤ë is Danielle. With baby number two ͽÄê soon, she feels we've outgrown our small but µ¡Ç½¤Î three-bedroom Ⱦʬ-detached home in Essex suburbia, bought as first-time Ç㤤¼ês in 2016.

She's gone °æ¸Í¡¿ÊÛ¸î»ÎÀÊ past the seven-year itch.

On the 'love it' Ì£Êý¤¹¤ë is me. The cost of upsizing makes me feel nauseous and as a result, I've become the ultimate Captain Financially Sensible, Computer Says No ¾ãÊÉ to moving. I also like our cosy home.

In the crosshairs for Danielle: a detached home with four bedrooms, an open ·×²è¡Ê¤¹¤ë¡Ë kitchen, still ¤Î¶á¤¯¤Ë to the train ±Ø¡¿ÇÛÃÖ¤¹¤ë that gets us into London¡Ä and her ½¡¶µ¾å¤Î grail - a ¸ø¶¦»ö¶È¡ÊÎÁ¶â¡Ë¡¿Í­ÍÑÀ­ room.

The ¹Ô¤­µÍ¤Þ¤ê¡¤Ë¸¤²¤ë? We're looking at a price tag of at least ¡ò700,000.

We've built up a n ice ¸üÈÄ of ¸øÀµ¡¤ÉáÄ̳ô¼ç¸¢ in our ¸½ºß¤Î home, save diligently and have two decent salaries coming in.

But with a ½êͭʪ¡¿»ñ»º¡¿ºâ»º price ˸¤²¤ë¡¿Ë¡ÄÊÛ¸î»Î¶È »Ï¤á¤ë¡¤·è¤á¤ë that high, we're talking about ¡ò22,500 on stamp µÁ̳ for starters before we even start ¸ºß tempted to spend a little bit more.

And then there's the worry that we ¼êÅϤ¹ that money over only for the goalposts to move again, take the stamp µÁ̳ holiday of 2020, for example.

Indeed, the goalposts moved not that long after we bought our first home ? and paid stamp µÁ̳ on it. These days, those taking their first step on the ladder don't »Ùʧ¤¦¡¿Ä¶â the ÀǶâ up to ¡ò425,000.

Our monstrous ¸«¹þ¤ß¤Î¤¢¤ë stamp µÁ̳ Ë¡°Æ helps turn what could be a step up the ladder into even more of a µðÂç¡Ê¤Ê¡Ë leap - and makes me feel like a 櫤ˤ«¤±¤ë would-be second stepper.

On ºÇ¹â¤Î¡¤¤ò±Û¤¹ of sky-high house prices and the stamp µÁ̳ ½Å²Ù¡Ê¤òÉé¤ï¤»¤ë¡Ë come higher mortgage Ψs (we locked into an ultra-low Ψ for five years in 2021 and even ¸º¤º¤ëd the ¾Î¤¹¤ë¡¤¸Æ¤Ö¡¿´ü´Ö¡¿ÍѸì by five years).

I keep pointing out that we're overpaying the mortgage and making an excellent dent into what we ¼Ú¤ê¤¬¤¢¤ë the bank. I've never been keen to keep up with the Joneses and overstretch financially for the sake of it.

As a result of my sensible Ì£Êý¤¹¤ë of the ¿³µÄ, I've won the À臘¡¿À襤 for now and a ÂŶ¨ has been reached. We've chosen to ²þÁ±¤¹¤ë, not move.

Our new child will Á곤¹¤ë bedroom three, the box room, which we both ¸½ºß¡¿°ìÈÌ¤Ë use as an office at ¤µ¤Þ¤¶¤Þ¤Ê points during the week and ½µËö.

In the coming weeks, we will have a shed office built in the garden on an ¸ºß¤¹¤ëing patio area at the »Ù±ç¤¹¤ë, which is ¸½ºß¡¿°ìÈÌ¤Ë dead space.

At 10ft x 9ft, it's a ¹­Âç¤Ê¡¿Â¿¿ô¤Î¡¿½ÅÍ×¤Ê size and comes in at ¡ò11,000. ǧ¤á¤ëd, we're a little late to the party after the pandemic 'shoffice' ¤Ë¤ï¤«·Êµ¤.

Indeed, last year, ¸¦µæ ¼¨º¶¤¹¤ëd that typically a home office Äɲ乤ës ¡ò22,000 of value. That's not why we're doing it, but it feels like a ²ÄǽÀ­¤Î¤¢¤ë extra ¾¡Íø¡¤¾¡¤Ä and neatly Äɲ乤ës to the stamp µÁ̳ argument.

The price ´Þ¤às ½½Ê¬¤Ê insulation, along with an electrician wiring it up with ÎÏ¡¿¶¯ÎϤˤ¹¤ë, broadband and lighting.?

At half the cost of our ²ÄǽÀ­¤Î¤¢¤ë stamp µÁ̳, I'd much rather see our »Ù½Ð blossom into a Í­·Á¤Î »ñ»º rather than as money for old rope in the form of a ÀǶâ just for moving.

Also, it's likely to Äɲ乤ë the ¡ò11,000 cost »Ù±ç¤¹¤ë as value on our home, with many Ç㤤¼ês now seeing a separate office space ? done ¸¢Íø ? as a ²ÁÃͤΤ¢¤ë Äɲ乤ë-on.

Homebuyers paid a total of ¡ò11.8billion in stamp µÁ̳ last year, ¤Ë¤è¤ì¤Ð Coventry Building Society ʬÀÏ of HMRC ¿Íʪ¡¿»Ñ¡¿¿ô»ús.

This was lower than the Ë¡°Æ for 2022, thanks to a Íî¤Á¤ë in ½êͭʪ¡¿»ñ»º¡¿ºâ»º ½èÍý¡¿¼è°ús and house prices after rising mortgage Ψs made Ç㤤¼ês nervier.

Homebuyers in England and Northern Ireland ¸½ºß¡¿°ìÈÌ¤Ë »Ùʧ¤¦¡¿Ä¶â stamp µÁ̳ if a home costs most than ¡ò250,000, then it steps up on the ÎÌ above thresholds.

Between ¡ò250,001 to ¡ò925,000 its 5 per cent; 10 per cent from ¡ò925,001 to ¡ò1.5million; and 12 per cent on any ¹õ»ú¡¿²á¾ê.

In March 2025, the starting point is ¸½ºß¡¿°ìÈÌ¤Ë »Ï¤á¤ë¡¤·è¤á¤ë to ¸º¾¯¡Ê¤¹¤ë¡Ë to ¡ò125,000 taking the ÀǶâ Ë¡°Æ on an ÉáÄ̤Ρ¿Ê¿¶Ñ¡Ê¤¹¤ë¡Ë Äê²Á¤Ä¤­¤Î home in England from ¡ò3,018 to ¡ò5,518, ¤Ë¤è¤ì¤Ð Coventry.

That would Äɲ乤ë another ¡ò6,250 to my ¡ò700,000 example ? touching ¡ ò30,000.

Stamp µÁ̳ gets tinkered with every few years. Are changes ¿Ê¹ÔÃæ¤Ç in the ͽ»» on 6 March?

I wouldn't be surprised to see more tinkering by the ¡Ê¥É¥¤¥Ä¤Ê¤É¤Î¡Ë¼óÁê¡¿¡ÊÂç³Ø¤Î¡Ë³ØĹ to »É·ã¤¹¤ë the ½êͭʪ¡¿»ñ»º¡¿ºâ»º market after a limp 2023.

However, I don't think another stamp µÁ̳ holiday is the ²òÅú. The last one helped ½êͭʪ¡¿»ñ»º¡¿ºâ»º prices ¥í¥±¥Ã¥È¡¿µÞÆ­¤¹¤ë between summer 2020 and the end of 2021.

In my opinion, a ÀŤá¤ë ¼êÃÊd approach to ÂçÉý¤Ë ¸º¤º¤ëing stamp µÁ̳ ±Êµ×Ū¤Ë should be considered ? with a ÊÝ¾Ú¡Ê¿Í¡Ë the goalposts won't be moved again for a long time to Äɲ乤ë more certainty.

Until then ? and ľÌ̤¹¤ëing a ¡ò30,000 stamp µÁ̳ Ë¡°Æ if we move in 2026 when our mortgage ¼è°ú¡¤¶¨Äê Ëþλ¤¹¤ë¡¿»à¤Ìs ? I think I'll keep winning the 'love it' and stay put argument.
