Both Tameside and Stockport in Greater Manchester come in third with an 普通の/平均(する) of 48 enquiries per 賃貸しの home in 2023.

Unsurprisingly, rents have become more expensive as a result of this 猛烈な/残忍な 競争.

Between November 2020 and November this year, the 普通の/平均(する) UK rent per 所有物/資産/財産 rose by more than 31 per cent from £974 a month to £1,279, によれば the Homelet 賃貸しの 索引.

The 賃貸しの hotspots

Typically, London areas are the most 競争の激しい 賃貸しの markets in the country.

However, Rightmove's data 明らかにする/漏らすd there are now ひどく busy 賃貸しの markets all over the UK.

The 競争 in these 地元の markets can be 悪化させるd by either more renters wanting to live there or landlords selling up, or a combination both.

Vaughan Schofield, owner at Belvoir letting スパイ/執行官s in Wrexham, said: 'On the 供給(する) 味方する, we saw a wave of landlords sell up during the 高さs of the pandemic, taking a 重要な chunk of the 賃貸しの 在庫/株 out of Wrexham.

'Additionally, we're seeing more would-be first-time 買い手s stay put for longer and いっそう少なく movement amongst renters who are looking to 避ける a rent 増加する.

'The 普通の/平均(する) enquiry numbers don't surprise me. For a three-bed detached or 半分-detached house on a good street in Wrexham, we could receive 100 enquiries for the 所有物/資産/財産.'

Karen Evans, 操作/手術s director at Monopoly Buy Sell Rent in Wrexham said it has been a 'crazy year' for the Wrexham 賃貸しの market.

She 追加するd: 'Like most areas of 広大な/多数の/重要な Britain there just hasn't been enough 所有物/資産/財産s to 会合,会う the 需要・要求する from tenants and this has resulted in higher 賃貸しの prices.

'予定 to the sheer 容積/容量 of enquiries we've been receiving for 賃貸しの 所有物/資産/財産s, we've had to 減ずる 見解(をとる)ing times and host group 見解(をとる)ing 開会/開廷/会期s.

'For cheaper 所有物/資産/財産s up to around £900 per month in rent, we're still seeing very high 容積/容量s of 利益/興味, with many working in the area still really needing a place to rent.'

Aside from Wrexham, Redbridge, Tameside and Stockport, there are plenty of other towns and cities where renters 直面する staggering 競争 over 利用できる 所有物/資産/財産s.

In Scotland, in Glasgow City there are 47 賃貸しの enquiries for each 利用できる 所有物/資産/財産 on 普通の/平均(する).

What has happened to the rents in these hotspots?

Unsurprisingly, given the 需要・要求する and 供給(する) 不均衡 in these 賃貸しの hotspots,? 賃貸しの prices have ballooned in all these areas.

In Wrexham, the 普通の/平均(する) advertised rent has risen by 35 per cent since 2019, from £711 per month to £960 a month, によれば Rightmove's data.

Some 場所s have seen even bigger jumps in asking rents, however.

Will the 状況/情勢 改善する for renters in 2024?

There are 調印するs that the balance between 供給(する) and 需要・要求する will 改善する next year, によれば Rightmove.

The number of 所有物/資産/財産s 利用できる to rent is now 11 per cent higher than this time last year, while the number of renters looking for a home and sending enquiries to 広い地所 スパイ/執行官s is 12 per cent lower than at this time in 2022.

While the gap between 供給(する) and 需要・要求する is 改善するing, tenant 需要・要求する is still 42 per cent higher than at this time in 2019, and the number of 利用できる 賃貸しの 所有物/資産/財産s is 28 per cent lower.

This 示唆するs it will take more time for the balance between 供給(する) and 需要・要求する to reach the more normal market levels of 2019.

Too few homes for too many tenants: While the gap between supply and demand is improving, tenant demand is still 42 per cent higher than at this time in 2019

Too few homes for too many tenants: While the gap between 供給(する) and 需要・要求する is 改善するing, tenant 需要・要求する is still 42 per cent higher than at this time in 2019

Rightmove's 所有物/資産/財産 専門家 Tim Bannister said: 'The balance between 供給(する) and 需要・要求する has been slowly 改善するing this year, and while it will likely be a long time yet before we reach the more normal market levels of 2019, the 早期に 調印するs of 改良 are 約束ing 長,率いるing into 2024.

'The 増加する in 利用できる homes for rents we're seeing is likely to be a combination of some longer-称する,呼ぶ/期間/用語 賃貸し(する)s agreed during the pandemic years coming to an end, some new 開発s across the country 存在 変えるd into 賃貸しの homes, some landlords choosing to sell up, and also other landlords now returning who 一時的に switched to the short-let market.'

Will rents continue to 増加する??

Tenants can 推定する/予想する その上の rent 引き上げ(る)s next year, but they could get some 一時的休止,執行延期 from the 二塁打 digit 年次の 増加するs that have been 記録,記録的な/記録するd since the pandemic began.

Rightmove is 予測(する)ing a 5 per cent 増加する by the end of 2024 outside of London, with a 3 per cent 増加する in London.

一方/合間, the 広い地所 スパイ/執行官 Savills 予測(する)s 普通の/平均(する) UK rents to rise 6 per cent in 2024 and the 広い地所 スパイ/執行官, Chestertons is 予報するing a 5 per cent 増加する in rents across the UK next year.

'There are still far more renters looking to move than there are homes 利用できる which means we still 推定する/予想する rents to rise on 普通の/平均(する) next year,' 追加するs Rightmove's Bannister.

'But these 早期に 調印するs of a better balance of 供給(する) and 需要・要求する means we 予報する rents will rise by a smaller 人物/姿/数字 of 5 per cent next year, rather than another year of 二塁打-digit 賃貸しの growth.'

As for the UK's hottest 賃貸しの market 権利 now, tenants in Wrexham may some have 推論する/理由 to 元気づける too.

'We're seeing some 早期に 調印するs of activity 静めるing 負かす/撃墜する 長,率いるing into next year,' says Karen Evans of Monopoly Buy Sell Rent in Wrexham.

'We've recently had some landlords with higher-end 所有物/資産/財産s 減ずる their advertised rent for the first time in a while, and tenants are approaching the 天井 of what they can afford to 支払う/賃金.

'There are 調印するs of 供給(する) 改善するing, but there are still far more tenants than homes 利用できる and it will take a while for the balance to get 支援する to normal.'

Vaughan Schofield of Belvoir in Wrexham 追加するs: 'Over the course of the year we've seen more landlords come 支援する into the market, but it's not been enough yet to 取って代わる the homes that left during the pandemic, and it's likely to be another busy year for the area in 2024.'

How?how renters can (警官の)巡回区域,受持ち区域 the 競争

1) 令状 the landlord a letter?

If the 普通の/平均(する) renter is competing against dozens other applicants it is 決定的な to do everything possible to make themselves stand out from the (人が)群がる.

申し込む/申し出ing to 支払う/賃金 more is the obvious 手段, but there are a number of other things renters can do to show they are an attractive prospect for a landlord.?

In much the same way as someone might 扱う/治療する a 職業 使用/適用, renters are 存在 advised to send a polite email と一緒に any 申し込む/申し出.

Al Mcclenahan, 創立者 of the renter support service, 司法(官) For Tenants says: 'When 適用するing for a 所有物/資産/財産, sending a polite email with some (警察などへの)密告,告訴(状) about yourself and the other occupants, along with all the (警察などへの)密告,告訴(状) that a landlord would want to know, can be helpful.

'Many letting スパイ/執行官s will 簡単に 今後 this email to the landlord. If there is a group of tenants who have sent a polite email which shows they will be good tenants, and have proactively 株d their 雇用 status and income, a landlord may feel more comfortable.'

2) Show that you're 'the 権利 fit'

Richard Davies, 長,指導者 operating officer at Chestertons letting スパイ/執行官s, says some renters are going even その上の in their 成果/努力s to curry favour with landlords and letting スパイ/執行官s.

He says: 'にもかかわらず the competitiveness of the market, we still see landlords who want to make sure that their 所有物/資産/財産 is looked after.?

'They therefore favour the tenant who appears to be "the 権利 fit" over the tenant who 申し込む/申し出s to 支払う/賃金 above asking rent.

'Some tenants have taken their 所有物/資産/財産 search to a new level by 供給するing carefully 行為/行うd letters to the landlord, explaining why they are the ideal tenant for their 所有物/資産/財産.

'Others are willing to agree to longer tenancies, 支払う/賃金 their rent upfront or even 支払う/賃金 more than the requested rent. This is really only advisable if you are comfortable doing so.'

3) 減少(する) your 計画(する)s for the 権利 home?

存在 用意が出来ている with 言及/関連s from a 現在の 雇用者 and landlord will also be important, によれば Dan Wilson Craw, 副 長,指導者 (n)役員/(a)執行力のある of the (選挙などの)運動をする group, 世代 Rent.

This 許すs you to move quickly once you find the 権利 home.??

He says: 'It's important to be 用意が出来ている with the 言及/関連s from your 雇用者 and 現在の landlord so you can move quickly to make an 申し込む/申し出.

'It helps to be 用意が出来ている to 減少(する) other things ーするために visit a 可能性のある house and make an 申し込む/申し出.?

'The 現在の 明言する/公表する of the 私的な rented 部門 means that if you don't move quickly, you might lose the house you would prefer to be in.'

4) Be willing to 妥協?

In the 現在の market, renters may also need to 妥協 on the type of 所有物/資産/財産 or the area in which they wish to live.

'Given the 欠如(する) of affordable homes, renters often have to 妥協,' 追加するs Wilson Craw. 'It's important to know what is 必須の to your home and what you can be 柔軟な on.

'Does the home have to be within a 確かな distance of where you are living now? What 肉親,親類d of size 必要物/必要条件s do you have, and could you live in a smaller space if you had to?

'と一緒に space, defining how much you can afford is really important. If you don't earn more than 2.5 times the rent then the landlord or スパイ/執行官 will often ask you to get a guarantor or 支払う/賃金 several months' rent up 前線.'

5) 選ぶ up the phone to your letting スパイ/執行官?

It is also advisable that renters are proactive in their search and responsive to letting スパイ/執行官s phone calls and emails.

Richard Davies of Chestertons, says: 'We always advise tenants to start their 所有物/資産/財産 search as 早期に as possible and 知らせる their 広い地所 スパイ/執行官 about their planned moving date.

'To 増加する your chances of 安全な・保証するing the 所有物/資産/財産 you like, 確実にする that you have all necessary paperwork in place.

'Finding a new home and moving can be a stressful experience but don't forget that your 広い地所 スパイ/執行官 is here to help.

'Therefore, we recommend staying in 正規の/正選手 接触する with your スパイ/執行官 and give them honest feedback に引き続いて each 見解(をとる)ing as it will help finding the 権利 所有物/資産/財産 for you as quickly as possible.'

In a ひどく 競争の激しい market, renters who have pets will often find it even harder, によれば Davies.

'Tenants who have pets also often 直面する the challenge of finding a pet-friendly 所有物/資産/財産 which is why Chestertons 以前 supported Dogs 信用's Lets with Pets 計画/陰謀 ーするために encourage landlords to welcome pets into their 所有物/資産/財産.

'Some tenants even create Pet CV's, 輪郭(を描く)ing the training their pet may have had and explaining that there won't be any 損失 to the 所有物/資産/財産.'
