The CIOB and Homeowners 同盟 has a number of tips to help 買い手s considering 購入(する)ing a new-build 所有物/資産/財産:

1. Check the housebuilder is 登録(する)d

見込みのある new-build 買い手s should always check if the housebuilder in question is 登録(する)d with the New Homes 質 Board.?

によれば the CIOB, around 80 per cent of developers in England are 登録(する)d, or are 現在/一般に going through 登録. Once 登録(する)d, they are committed to a 井戸/弁護士席-defined 始める,決める of 基準s called the New Homes 質 Code.

If the housebuilder isn't 登録(する)d with the NHQB ask them about any other codes or 基準s they might be 調印するd up to.

2. Don't rely 単独で on 宣伝の 構成要素

Developers will do whatever the can do 安全な・保証する a sale, so don't get sucked in by only looking at glossy 宣伝の 構成要素 online or in print.?

It's 決定的な to visit the 場所/位置 in person and get a good sense of the 地元の area 同様に. You'll need to work out whether nearby 組織/基盤/下部構造, like 輸送(する) links, shops and healthcare 接近, is 十分な for your needs.

If others have already moved into the new-build 場所/位置, ask them how they 設立する the buying 過程 and whether or not their home has been finished to a high 基準.?

3. Haggle on price

Developers want to 安全な・保証する the highest price possible for new-builds. If you? want to make an 申し込む/申し出 on a new-build, don't just 申し込む/申し出 the asking price from the 手始め.?

Market 条件s are changing all the time, so have a look around and see what prices other new-build and older 所有物/資産/財産s in the a rea you are looking at sold for recently.? You can look at sold prices 経由で the Land Registry, Zoopla and Rightmove.?

The Homeowners 同盟 追加するs: 'Many developers 申し込む/申し出 incentives to differentiate them from other 地元の developers: 解放する/自由な furnishings, a car parking space, or by 支払う/賃金ing your 合法的な 料金s or stamp 義務.?

'If you can't 交渉する money off the price, the 申し込む/申し出 to 支払う/賃金 your stamp 義務, is likely to save you the most money. Be aware that incentives 申し込む/申し出d by the developer over about 5 per cent 衝撃 how much your mortgage provider will lend.'???

4. Don't be 押し進めるd into using the developer's conveyancing solicitor?

Housebuilders may give you the 適切な時期 to use their own conveyancing solicitors to 完全にする a sale.?

However, in many instances, it might be more 慎重な to 任命する a conveyancing solicitor yourself.

The Homeowners 同盟 said: 'It's not uncommon for the developers' solicitor and sales team to 発揮する 抱擁する 圧力 on you to 完全にする, even where there are (疑いを)晴らす conveyancing problems.?

'If you have a good, 独立した・無所属 conveyancing solicitor, they are いっそう少なく likely to bend under 圧力 from the developer and 行為/法令/行動する in your 利益/興味s.'

5. Check for 行き詰まり,妨げるs

If you take the 急落(する),激減(する) with a new-build, 雇う a reputable snagging company to visit the?所有物/資産/財産 before you move in or within the first few weeks of moving in, to check for defects.?

The CIOB said: 'Not all defects can be seen by the untrained 注目する,もくろむ so getting in a professional to 完全に check the 所有物/資産/財産 over is 高度に recommended.

'If your snagging company finds any defects, 報告(する)/憶測 them to the housebuilder すぐに and r efer 支援する to the NHQC or their own 始める,決める of 基準s.

'Your housebuilder must be given the 適切な時期 to 修正する any 問題/発行するs with the 所有物/資産/財産 before you take your (民事の)告訴 その上の.

'If the housebuilder doesn't 解決する the problems to a 満足な 基準 or if no 協定 can be made on 直す/買収する,八百長をするing the problem, you can take your (民事の)告訴 to the New Homes Ombudsman.

'The NHO will also を取り引きする problems in the 購入(する)ing or 地位,任命する-sale experience 過程s.'
