Mortgage help: Our new 週刊誌 Navigate the Mortgage Maze column 星/主役にするs 仲買人 David Hollingworth answering your questions.

David Hollingworth replies: The short answer is yes, there is a chance of getting a mortgage. The longer answer would be that, as is so often the 事例/患者, it will depend on a number of factors, individual circumstances and how the 買い手 would like to structure the borrowing.

に引き続いて credit 危機 of 2008, one area of mortgage lending that was put under the microscope was 申し込む/申し出ing 貸付金s that would still need to be repaid into the borrower's 退職.?

貸す人s 反応するd quickly to this, and 強化するd their 支配するs 大幅に.?

The Mortgage Market Review later put 必要物/必要条件s in place for 貸す人s to 査定する/(税金などを)課す the affordability of a mortgage over the whole 称する,呼ぶ/期間/用語 - not just at the time it was taken out.?

Is there a 最大限 age for getting a mortgage?

Although the Mortgage Market Review did not 規定する a 明確な/細部 age 限界, many 貸す人s 始める,決める their own 支配するs about how old a borrower could be at the end of the mortgage 称する,呼ぶ/期間/用語.?

Many 施行するd a 最大限 age of 70 or 75 at the end of the mortgage 称する,呼ぶ/期間/用語, and those 限界s can still 適用する in some 事例/患者s.

In your 事例/患者, 老年の 65, that would mean that the mortgage would need to be repaid over a 10 year 称する,呼ぶ/期間/用語.?

The closer borrowers are to the 最大限 age, the more 限界ing it can be.?

Age limits: Many lenders have age limits at the end of the mortgage term of 70 or 75, but some have pushed their age limits to 80 or 85

Age 限界s: Many 貸す人s have age 限界s at the end of the mortgage 称する,呼ぶ/期間/用語 of 70 or 75, but some have 押し進めるd their age 限界s to 80 or 85

Borrowing a mortgage of £35,000 at a 率 of 4 per cent over 10 years would cost you £354.36 per month, 反して the same borrowing over 20 years would cost £212.09 per month.

貸す人s have subsequently realised that many borrowers can 支える a mortgage for longer, and many have since become more 柔軟な on the 最大限 age at the end of the 称する,呼ぶ/期間/用語.?

Some 貸す人s have 押し進めるd their 最大限 age out その上の to 80 or 85, 反して others are even more 柔軟な and will decide on a 事例/患者-by-事例/患者 basis whether the 貸付金 can be 認可するd.

Look to smaller 貸す人s for more 柔軟性?

Big high street banks have in some 事例/患者s 改善するd their 最大限 age, but it's often the smaller 貸す人s that can 申し込む/申し出 more 柔軟性.?

Some small building societies may not even have a 定める/命ずるd 最大限 age, or they may have one that would 申し込む/申し出 plenty of latitude for a borrower of 65.?

Family Building Society, for example, can consider a 最大限 age of 95 at the end of the mortgage 称する,呼ぶ/期間/用語.

Some 貸す人s have 明確な/細部 取引,協定s 目的(とする)d at older borrowers. For example, Marsden Building Society would 限界 the 最大限 称する,呼ぶ/期間/用語 on a 基準 mortgage to 要求する it to be repaid by normal 退職 age.?

However, it also has 製品s for borrowers of 55-加える that could 申し込む/申し出 more 広範囲にわたる 条件, with the 指導基準 for a 65 year old 存在 up to 18 years.

There is another type of mortgage 製品 that could 除去する the need for any 関心 about the 最大限 age at the end of the 称する,呼ぶ/期間/用語.?

退職 利益/興味 Only is a type of mortgage that 作品 in the same way as any 基準 利益/興味 only mortgage, except it doesn't 課す a 最大限 称する,呼ぶ/期間/用語.

Only the 利益/興味 is covered each month and the mortgage only becomes repayable from the borrower's 広い地所 when the 所有物/資産/財産 is sold, on death or after a move into long 称する,呼ぶ/期間/用語 care.?

These 取引,協定s may be on 申し込む/申し出 from many building societies but also from 貸す人s more specialist in this 部門, such as Livemore and Hodge Bank.

Affordability

With a 基準 mortgage or with 退職 利益/興味 Only there will be a need for an affordability 査定/評価, as 月毎の 支払い(額)s will need to be made.?

The 貸す人 will need to see that income will be 適する to cover the mortgage 支払い(額)s, now and in the 未来.?

That's different to the specialist 公正,普通株主権 解放(する) market where a lifetime mortgage would see the 利益/興味 roll up, rather than 要求する a 月毎の 支払い(額).

The 貸す人 will take account of income and 去っていく/社交的なs, but your 現在の income level looks like it should be enough to 論証する affordability.?

However, assuming that 退職 may be on the horizon, the 貸す人 will need to 査定する/(税金などを)課す how income levels may be 影響する/感情d.?

年金 income will be 許容できる in 論証するing affordability, but it's 価値(がある) 存在 aware that the 貸す人 will want to see some 保証/確信s of what your 地位,任命する-退職 income will look like.

Shop around to find the 権利 fit for age and affordability, but as long as those 必要物/必要条件s can be met and the 所有物/資産/財産 will fit the 法案, there could be every chance that a mortgage could be used to 容易にする the move to 所有権.
