  • It 明らかにする/漏らすd areas where new-build asking prices are cheaper than older homes
  • But data from an analytics 会社/堅い 示唆するs this may be because they're smaller?

New build homes divide opinion. Some argue they?are more likely to be hassle-解放する/自由な and cheaper to run, while others think they are overpriced, small and 貧しく built compared to their second 手渡す 相当するものs.?

The former (軍の)野営地,陣営 seem to be in the 大多数 at the moment. によれば Zoopla, two thirds of 買い手s either want a new home, or would consider buying new.

But there is a perception that new homes are more expensive than the second 手渡す market, and 所有物/資産/財産 専門家s tend to agree with this 見解(をとる).

New or old? According to Zoopla, as many as two thirds of buyers either want a new home or would consider buying new

Matt Thompson, 長,率いる of sales at 広い地所 スパイ/執行官 Chestertons, 示唆するs the ne w build 賞与金 can in some 事例/患者s be even higher than 20 per cent.

He says: 'New build homes tend to 需要・要求する a 賞与金 that can be as high as 25 per cent compared to an older 所有物/資産/財産.'?

However, 分析 by Zoopla shows there are areas across the UK where new builds are the cheaper 選択.

The 所有物/資産/財産 portal has 明らかにする/漏らすd there are 30 areas where the asking price of a new build home is cheaper than a second 手渡す 所有物/資産/財産.

主要な the way is the cathedral city of Winchester, where a three-bed new-build home is £118,500 (22 per cent) cheaper than an 同等(の) second 手渡す home.

Daniel Copley, 消費者 専門家 at Zoopla said: 'There's often a perception that new-build 所有物/資産/財産s are more expensive than resale homes - however, our data shows that there are in fact many areas of the country where new-builds are cheaper than resale homes.?

'New-build homes 申し込む/申し出 付加 利益s over buying a second 手渡す 所有物/資産/財産, most 顕著に better energy efficiency and the 可能性 to 購入(する) your home using a 計画/陰謀 like 株d 所有権 同様に as the availability of special 申し込む/申し出s and in centives.'

Are Zoopla's new build hotspots value for money?

Zoopla's 人物/姿/数字s are useful, but what they don't take into account is the size of the homes. If a new build is cheaper than an older 所有物/資産/財産, but also smaller, then it might not やむを得ず mean the 買い手 is getting good value for money.?

With the help of analytics 会社/堅い, PropertyData, which is a 道具 used by developers and 投資家s, we were able to 設立する 正確な price per square foot 人物/姿/数字s in each of the 地元の markets above - and compare those of newer and older homes.?

Most online 所有物/資産/財産 adverts on Zoopla or Rightmove will come with 床に打ち倒す 計画(する)s, which 供給する the total square (映画の)フィート数 or square メーターs of a 所有物/資産/財産. £1,000 square feet equals 92.9 square metres.?

The square (映画の)フィート数 of each room is reached by multiplying the length by the width.?The total square (映画の)フィート数 of the 所有物/資産/財産 is then reached by totting up the square (映画の)フィート数 of each room.

Surveyors and valuers often 手段 the cost per square foot when trying to 決定する how much a 所有物/資産/財産 is 価値(がある).

If someone is 購入(する)ing a 所有物/資産/財産 that is 1,000 square feet in size and sells for £200,000 then the 買い手 is 支払う/賃金ing £200 per square foot.

PropertyData's 分析 of 処理/取引s within the last two years 示唆するs all may not be as it seems in the 場所s 最高潮の場面d by Zoopla.

For example, in Coventry, where Zoopla says there is a 15 per cent new build asking price 割引 at 現在の, PropertyData 設立する there to in fact be a 23 per cent 賞与金 when buying new builds in the city, based on sold prices.

The 普通の/平均(する) second 手渡す home sold over the past two years in Coventry has gone for £245 per square foot. 一方/合間, the 普通の/平均(する) new build sold in the city over the last two years has sold for an 普通の/平均(する) £301 per square foot.

There, the 普通の/平均(する) new build costs £215 per square foot, while the 普通の/平均(する) second 手渡す 所有物/資産/財産 sells for £163 per square foot.??

Peter 法案, co-author of Broken Homes: Britain's 住宅 危機: Faults, Factoids and 直す/買収する,八百長をするs believes that people who buy new builds need to be aware that they are 支払う/賃金ing a 賞与金 - and that they may see their house price 落ちる in the short 称する,呼ぶ/期間/用語.?

He says: 'New homes can cost on 普通の/平均(する) between 15 per cent and 20 per cent more than second 手渡す homes and therefore tend to 落ちる in value to begin with, rather than rise.

'Like a new car, the price 落ちるs as soon as you step in the door. It can (問題を)取り上げる to five years for 全体にわたる prices to rise before you can get what you paid.'

Where are older 所有物/資産/財産s more expensive??

When comparing price per square foot, the 普通の/平均(する) new build 賞与金 記録,記録的な/記録するd for the UK as a whole is 13 per cent, によれば PropertyData.?

In Perth and Kinross in Scotland, it 設立する th at older 在庫/株 is on 普通の/平均(する) 7 per cent more expensive than new builds, based on price per square foot.?

Older home premium: Somewhere where the old stock is of particularly desirable high quality may see the new build discount flipped

Older home 賞与金: Somewhere where the old 在庫/株 is of 特に 望ましい high 質 may see the new build 割引 flipped

Buying スパイ/執行官 Jonathan Hopper says: 'New builds don't always attract a 賞与金. 設立するd homes in 確かな "golden postcodes" can trump even the frothiest of new build 賞与金s 予定 to the scarcity 賞与金 they 命令(する).

'Typically, golden postcodes will have a combination of high 質 homes and a powerful 'pull factor' for 買い手s ? like 存在 in the catchment area of an 優れた 明言する/公表する school.?

'In areas like this, 供給(する) and 需要・要求する will always be out of balance and thus 最高の,を越す dollar prices are frequently paid.'

Why would you 支払う/賃金 more for a new build?

While some will consider new builds as overpriced, there appears to be a 推論する/理由 why many 買い手s are 用意が出来ている to 支払う/賃金 a 賞与金.?

'New build 買い手s 支払う/賃金 this 賞与金 for several 推論する/理由s,' says Hopper, 'The first is personalisation ? and the chance to have a home designed 特に around your needs, lifestyle and even furniture.

'Then there's the 緩和する of owning a new build home. It will typically be lower 維持/整備 than an older home and come with the 安心 of a 建設業者's 保証(人) to cover any 問題/発行するs that might 現れる.?

'Crucially you won't need to worry about repainting or refurbishing it ? meaning you can just move in and enjoy with 最小限 fuss.'

Less hassle? Typically new builds will be lower maintenance than an older homes and will come with the reassurance of a builder's guarantee, according to Jonathan Hopper

Damien Wynne, director of the green housebuilder Q New Homes, says the argument for having an energy efficient home has become more persuasive in 最近の years.

Older homes tend to be 貧しく 絶縁するd and cost more to run while new builds 申し込む/申し出 買い手s the opposite.?

'Energy efficiency ? and the prospect of lower energy 法案s ? has always been a 重要な advantage of new build homes compared to second-手渡す 所有物/資産/財産s,' says Wynne.

'But when energy 法案s 急に上がるd に引き続いて Russia's 侵略 of ウクライナ共和国 two years ago, energy efficiency moved from 存在 a "nice to have" to a must-have for many homebuyers.

'Along with 場所 and lifestyle, it's 近づく the 最高の,を越す of the wish 名簿(に載せる)/表(にあげる) of many of the 見込みのある 買い手s we speak to.

'When you consider the new Ofgem price cap ? which 見積(る)s that a typical 世帯 in Britain will spend £1690 a year on energy from April ? you can see how energy efficiency can be a trump card for the best new build homes compared to the UK's 存在するing 住宅 在庫/株, which 公式の/役人 data shows is the worst 絶縁するd in Europe.'?

Green: Alongside location and lifestyle, energy?efficiency is also near the top of the wish list of many prospective buyers, says Damien Wynne, director of housebuilder Q New Homes

最終的に, it will be a 事柄 of personal preference. For all the people who prefer new homes, there are plenty who have experienced problems with new builds and will feel not just ripped off on price but also ーに関して/ーの点でs of 質.

Matt Thompson of Chestertons 追加するs: 'It can be challenging to make a 決定/判定勝ち(する) between a new build and an older 所有物/資産/財産 as both 申し込む/申し出 プロの/賛成のs and 反対/詐欺s that each 買い手 needs to 重さを計る up to decide which element is more important to them.?

'Whilst new builds often have better eco-信任状 and a more modern look, some house hunters favour Georgian or Victorian homes 予定 to their room size and layout 同様に as general character.?

'投資家s who 選ぶ for an older 所有物/資産/財産 do need to 支払う/賃金 particular attention to any ぼんやり現れるing 修理 作品 and take those into consideration.?

'Should the home suddenly 要求する a new roof, for example, it could have 悲惨な consequences on the 全体にわたる return on 投資.'

Is price per square foot a good way to 査定する/(税金などを)課す value?

While price per square foot can be a useful metric for house 建設業者s, 所有物/資産/財産 developers, and 投資家s, to 設立する value, it isn't nearly as simple as that in many 事例/患者s.

While developers and 投資家s tend to be a little more calculated in their approach, homebuyers tend to also be 治める/統治するd by the heart - which can of course 複雑にする things.?

Henry Pryor says buyers should not judge a property based on price per square foot

Henry Pryor says 買い手s should not 裁判官 a 所有物/資産/財産 based on price per square foot

As buying スパイ/執行官 Henry Pryor says: 'Trying to work out the value of a house on a price per square foot basis is lazy.

'There are lots of people who would like to commoditise 居住の 所有物/資産/財産 - to 述べる the price per square foot and compare it with other 所有物/資産/財産s on the same basis.

'If it was possible then there would be an app on your phone that could tell you what a 所有物/資産/財産 was 価値(がある) and your surveyor friend and I would both be out of a 職業.

'Believe it or not, there are some smart スパイ/執行官s in central London who talk about price per 立方(体)の メーター - but this too is just a selling technique.

'The value of a home is part science, part art, but it would be like trying to price 絵s by Turner in 続けざまに猛撃するs per square インチ.

'So no. The value of a home 含むs the feeling when you walk across the threshold, the 見解(をとる) from the kitchen window when you are washing up... and the distance or proximity to your in-法律s.

'These make a home unique, more 望ましい and therefore more expensive.'
