I'm living with my ex - can we get a another 共同の mortgage so one can leave? DAVID HOLLINGWORTH replies

I have a 窮地. I am 離婚d but still living with my ex-partner and two children.

We've put the 所有物/資産/財産 on the market twice and are unable to sell unless we 受託する £70,000 いっそう少なく than we paid for it. Neither of us can afford a 所有物/資産/財産 完全な on our own, so we are stuck.

Could we take a second mortgage on a 類似の sized two or three bedroom 所有物/資産/財産 and use that as a main 住居 for my ex, while I remain in our 所有物/資産/財産, with both mortgages in our 共同の 指名するs??

We would remortgage the first house to raise the deposit for a second house. The first 所有物/資産/財産 has an 優れた mortgage of £256,000 with 月毎の 返済s of £1,900 per month. The second 所有物/資産/財産 will cost £450,000.

The hope would be that when 利益/興味 率s come 負かす/撃墜する 大幅に we will be able to 移転 each home to our individual 指名するs.

Can they have two 共同の mortgages?

David Hollingworth replies:?The 決裂/故障 of a 関係 is a difficult time and 財政上の 関心s will often be at the heart of the 問題/発行するs that need 解決するing before each of you to go your separate ways. 所有物/資産/財産 is always a big part of those 財政上の 関係, 特に where there are children 伴う/関わるd.

You have 明確に taken some pragmatic 決定/判定勝ち(する)s to 確実にする you can keep the family home 損なわれていない. There are a number of factors that need to be 解決するd with a mortgage 貸す人 when a couple want to separate, which I will explain here.?

Can you afford the mortgage alone?

Often there will be a 願望(する) to remain in the family home, but ーするために separate 完全に, the mortgage will need to be taken on by one of you in a 選び出す/独身 指名する.?

There may also be a need to buy out the other owner, so there isn't just a need to 論証する that the 存在するing mortgage is affordable for you alone, but also that you can make 返済s on a chunk of 付加 borrowing on 最高の,を越す.?

The mortgage 貸す人 will therefore need to be able to see that the remaining borrower will have enough income to cover the new, larger mortgage.

It sounds like those affordability 強制s are not news to you and are likely to be central to the problem you 直面する.?

You would need to be able to take on the 現在の mortgage and 潜在的に more to 供給する your ex partner with some 公正,普通株主権.

Affordability is also 重要な to the 可能性 of buying an 付加 所有物/資産/財産. To keep the 現在の mortgage and borrow enough to 購入(する) a second 所有物/資産/財産 you would need to be able to 論証する enough income between you to cover the total borrowing. That could 井戸/弁護士席 be difficult unless one of you or your ex-partner earn 大幅に more than the other.

Financial headache: Property is always a big part of financial ties post-separation, especially where there are children involved

財政上の 頭痛: 所有物/資産/財産 is always a big part of 財政上の 関係 地位,任命する-分離, 特に where there are children 伴う/関わるd

What are the 付加 costs?

同様に as borrowing more to raise the deposit, there would also need to be 十分な 基金s to cover all the 購入(する) costs 含むing 調査するs and 合法的な 料金s.

If one or both of you bought a second 所有物/資産/財産 while still on the 行為s of the 存在するing one, there would also be a 割増し料金 on stamp 義務 costs as the second home would be classed as an 付加 所有物/資産/財産.?

That 適用するs an 付加 3 per cent on 最高の,を越す of the 基準 stamp 義務 land 税金, resulting in a stamp 義務 法案 of £23,500 on a 購入(する) price of £450,000 - £13 ,500 more than if it was your only home.

To work out whether your 提案 is feasible, look at your total 共同の income 加える the aggregate 基金s for the deposit and other costs.?

Although 貸す人 affordability will be based on the 明確な/細部 income and 去っていく/社交的なs of you and your ex, it is reasonable to 推定する/予想する total borrowing to be in the 地域 of 4.5 times your 連合させるd 年次の income.?

Clubbing together: To keep the 現在の mortgage and borrow enough to 購入(する) a second 所有物/資産/財産, they would need enough income between them to cover the total borrowing

Is it a good time to sell the 所有物/資産/財産???

This may unfortunately bring you 支援する to the 結論 that selling the 所有物/資産/財産 is the only practical way for you to go in your separate directions.?

The fact that you can't take separate mortgages on might 井戸/弁護士席 mean that borrowing the 付加 基金s for a new home could be beyond reach.?

It would also only serve to tie your 財政/金融s together even more and 追加する 付加 cost, にもかかわらず the goal 存在 to part ways.

Activity in the 所有物/資産/財産 market has been 攻撃する,衝突する by the 早い rise in 利益/興味 率s but mortgage 率s have 改善するd 大幅に since last year's volatility.?

That is slowly feeding through to an 改善するing 購入(する) market. Rightmove's house price 索引 recently 示すd that the 普通の/平均(する) asking price is rising, although it's still more than £4,500 いっそう少なく than it was at this time last year.

Although you may need to 妥協 on the selling price that you'd like to 達成する, there are 調印するs of an 改良 in market activity.?

That still looks like it could be the cleanest way for you to disentangle your 財政/金融s and each take 公正,普通株主権 toward your own 所有物/資産/財産s.?

Alternatively, you could consider whether a smaller rented 所有物/資産/財産 for one of you would be a short-称する,呼ぶ/期間/用語 解答.
