How would YOU 直す/買収する,八百長をする the 住宅 危機? Take 力/強力にする from 議員s and Nimbys, says mortgage 専門家 Peter Stimson

  • Each month we ask an 専門家 to explain the 危機 and 申し込む/申し出 their 解答s?
  • This month it is the turn of?Peter Stimson of 貸す人 MPowered Mortgages

Whether it's unaffordable house prices, higher mortgage 率s, 急に上がるing rents?or 増加するd levels of homelessness, the 住宅 market appears to be stuck in a never-ending 危機.

There remains an insatiable appetite to buy 所有物/資産/財産. Many of those who don't own aspire to, and 注ぐ their life 貯金 に向かって 達成するing it.

It is a dream that continues to move その上の out of reach for many, as the chronic under-供給(する) of 所有物/資産/財産s means house prices rise?and rents 増加する.???

政府 介入s often appear to 追加する 燃料 to the 解雇する/砲火/射撃.?Stamp 義務 holidays, Help to Buy, 権利 to Buy and other 計画/陰謀s were meant to help more people on to the ladder.?

Can you fix it? Each month we are speaking to a property expert about the housing crisis

Can you 直す/買収する,八百長をする it? Each month we are speaking to a 所有物/資産/財産 専門家 about the 住宅 危機

But while many of those 率先s were successful, they also had the 影響 of 押し進めるing up house prices その上の for those that (機の)カム after.?

Worst of all, homelessness is rising. More than 300,000 people are 記録,記録的な/記録するd as homeless in England, によれば 研究 by the charity 避難所.

In This is Money's series, we speak to a 所有物/資産/財産 専門家 every month to ask them what is wrong with Britain's 住宅 market - and how they would 直す/買収する,八百長をする it.?

This month we spoke Peter Stimson, 長,率いる of the 製品 開発 team at 貸す人 MPowered Mortgages. His 職業 伴う/関わるs creating new mortgage 製品s and setting the pricing for all of its 居住の mortgages.?

How would you 直す/買収する,八百長をする the 住宅 market?

Peter Stimson replies: The answer is straightforward, we need more 住宅.?

政府 計画/陰謀s such as Help to Buy, 株d 所有権 and 株d 公正,普通株主権 have been 比較して 不成功の in making a real difference to solving the home 所有権 problem we have in this country.?

Trying to getting people on the 住宅 ladder when there is a 根底となる 欠如(する) of 供給(する), 最終的に 運動s up house prices making 住宅 even いっそう少なく affordable in the long 称する,呼ぶ/期間/用語.

We have to start by 認めるing that we have a broken planning system that 簡単に is incapable of 配達するing the level of 住宅 that we need.?

Peter St
imson, head of the product development team at MPowered Mortgages, says?we need more housing stock and that starts by acknowledging the 'broken' planning system

Peter Stimson, 長,率いる of the 製品 開発 team at MPowered Mortgages, says?we need more 住宅 在庫/株 and that starts by 認めるing the 'broken' planning system

Year upon year we 終始一貫して fail to 攻撃する,衝突する anything like a reasonable level of new 住宅.?

The Centre for Cities 見積(る)s we 現在/一般に have a backlog of 4.3million homes that are 行方不明の from the 国家の 住宅 market 予定 to our 無(不)能 to build to the 要求するd numbers over the last 30 years.

最終的に, 取り組むing the problem means building 442,000 homes per year over the next 25 years, or 654,000 per year over the next 10年間, in England alone.?

Even if you don't やめる subscribe to these numbers, the 証拠 that we aren't building enough homes and 港/避難所't for years is 圧倒的な and numbers have to go up 大幅に to 演説(する)/住所 the 根底となる 供給(する) and 需要・要求する 不均衡.

Why hasn't 政府 演説(する)/住所d planning 問題/発行するs?

The 政府 did 試みる/企てる to 改革(する) the planning system through its white paper 'Planning for the 未来', which was published in 2020.?

It? 焦点(を合わせる)d on 簡素化するing and modernising 過程s and importantly, 確実にするing more land is 利用できる for d evelopment where it is needed.?

?The UK should lead by the French example and have 明確に defined 支配するs around house building, so you know what you can build and where

However, the 政府 canned this idea when it realised the extent of the 対立 it 直面するd in the shires and home 郡s and realised how many seats it could lose.?

And let's not forget that 労働 …に反対するd most of the 改革(する)s in the 'Planning for the 未来' 率先, too.

We are therefore still left with the 1947 Town and Country Planning 法律制定, a 始める,決める of 支配するs 制定するd nearly 80 years ago.

同様に as devolving planning 力/強力にするs to unitary 地元の 当局, England and むちの跡s remains the only place in the world where planning is 'discretionary'.?

In countries like フラン for example, there are 明確に defined 支配するs around house building, so you know what you can build and where.?

In my 見解(をとる), the UK should lead by the French example and 可決する・採択する a 類似の approach, rather than relying on the discretion of 地元の 当局 to 認める such 許可s where Nimbys ('not in my 支援する yard') and 議員s elected on 'stop 開発' 委任統治(領)s can 妨げる 住宅 存在 built.

Housing shortage: The Centre for Cities estimates we currently have a backlog of 4.3million homes that are missing from the na
tional housing market

住宅 不足: The Centre for Cities 見積(る)s we 現在/一般に have a backlog of 4.3million homes that are 行方不明の from the 国家の 住宅 market

At the end of the day, we can't keep kicking the can 負かす/撃墜する the road. We have the most expensive 住宅 in Western Europe for a 推論する/理由 and it's not something to be proud of.?

If we really want to 解決する this 欠如(する) of 住宅 在庫/株 問題/発行する then there needs to be a cross party 率先 焦点(を合わせる)d on 改革(する)ing the planning system.

Does more 供給(する) make 住宅 more affordable?

Put 簡単に, yes of course - although we need to build in 場所s where there is 需要・要求する.?

沈滞した 供給(する), together with 殺到するing 需要・要求する, 特に in 望ましい cities such as London, Cambridge and Oxford puts 上向き 圧力 on prices.?

It doesn't take a genius to come to the 結論 that if we have more 住宅 in such areas, this will help 支配(する)/統制する house prices and at least give the next 世代s a chance of owning their own homes.

Building new homes will also be a 広大な/多数の/重要な 上げる to the construction 産業 and economy in general, supporting thousands of 職業s, 同様に as saving the 政府 and taxpayer money over the longer 称する,呼ぶ/期間/用語.

The 解答 is obvious. We now just need some politici ans with the gumption to 取り組む a 30-year problem.
