My mortgage ends soon on my 株d 所有権 home: Should I 支払う/賃金 it off or 増加する my 火刑/賭ける? DAVID HOLLINGWORTH REPLIES

I have a 株d 所有権 所有物/資産/財産 with an 概算の value of £250,000. I own a 40 per cent 火刑/賭ける and 支払う/賃金 rent on the 残り/休憩(する).?

The mortgage on the 株 I own is £37,000 and costs me £235 per month. The rent I 支払う/賃金 is £595.?

My mortgage 取引,協定 ends in June. I have £100,000 in 貯金.?Would it be wise to use some of that to 支払う/賃金 off the mortgage, or should I use my 貯金 to 増加する my 火刑/賭ける in the 所有物/資産/財産 - known as staircasing - instead?

My 賃貸し(する) on the 所有物/資産/財産 is now under 80 years. 延長するing this will cost around £8,000, 加える other costs 伴う/関わるd with staircasing.

Staircasing would lower the rent, but not by a 抱擁する 量 as I can't get to the 十分な 100 per cent. I would also like to keep a decent 量 of my 貯金 解放する/自由な. S.R.

Known as staircasing, this would 許す you to 潜在的に own the whole 所有物/資産/財産 in time.

It sounds like you may have already discussed this with the 住宅 協会 which makes a lot of sense, helping you to get a better understanding of the 選択s and the 人物/姿/数字s associated.?

支払う/賃金ing off the mortgage would 削減(する) your 月毎の costs and 保護する you from 存在 傷つける by higher 利益/興味 率s.?

Those higher mortgage 率s could certainly be a 推論する/理由 why you're more 焦点(を合わせる)d on 減ずるing the 負債, rather than 潜在的に borrowing more to 押し進める toward 十分な 所有権.

Whilst it's 比較して 平易な to understand the 可能性のある 利益/興味 saving that will come from 支払う/賃金ing off the mortgage, it's hard to 直接/まっすぐに compare that saving with the 可能性のある 利益 if you elect to buy another 株.

Comparing mortgage and rent costs is hard

増加するing your 株 of the 所有権 of the 所有物/資産/財産 will 減ずる the 賃貸しの 支払い(額), so it will give you a 削減 in your 月毎の costs.?

It sounds as though you may have been a little underwhelmed by how much an extra 株 could 減ずる the 賃貸しの cost.?

However, that isn't a like-for-like comparison with overpaying or redeeming the mortgage.

What we don't know is how house prices may behave in 未来 and therefore how that could 追加する to or detract from the 利益 of staircasing.?

Staircasing: As well as allowing buyers to purchase an initial share of the property, shared ownership enables additional shares to be purchased as your situation changes

Staircasing: 同様に as 許すing 買い手s to 購入(する) an 初期の 株 of the 所有物/資産/財産, 株d 所有権 enables 付加 株 to be 購入(する)d as your 状況/情勢 changes

If prices were to rise and you own a greater 株, you will 明確に 利益 more from that 増加する in prices, compared to 保持するing the 現在の 少数,小数派 株 of the 増加する.?

Of course, there is no 保証(人) that prices will climb so there is still no 権利 or wrong answer to this, but I would advise you to 料金d it into your thinking for the longer 称する,呼ぶ/期間/用語, rather than only looking at the 削減 in rent.

There will be costs to buying another 株 同様に, so do factor those into your 決定/判定勝ち(する).?

Having an 緊急 基金 is 決定的な, so it would not be a good idea to put all your 資源s into the 所有物/資産/財産 and you should keep some cash 貯金 in reserve.?

How much you 保持する will 大部分は depend on your 財政上の and lifestyle 目的(とする)s but it's nice to have the choice.

Rather than think ーに関して/ーの点でs of all or nothing you might like to consider a balanced approach, 潜在的に buying a smaller 付加 株, enabling you to 持続する some 貯金 but 保持するing your mortgage for now.?

That will help you better understand how manageable it will be to 持続する or even 増加する the mortgage, now or in the 未来, if you decide to buy 完全な.
