Homes for sale at five-year high, says Zoopla: Will house prices 落ちる?

  • There are 20% more homes on the market than this time last year, Zoopla says
  • However, mortgage 率 rises are 原因(となる)ing some to 避ける buying or moving
  • 供給(する) and 需要・要求する 不均衡 could lead to price 落ちるs, some 専門家s 示唆する?

The number of homes for sale is at a five year high, によれば Zoopla, raising questions over whether house prices could 落ちる その上の.

The 所有物/資産/財産 portal 明らかにする/漏らすd there are 20 per cent more homes on the market than there were this time a year ago.?

Zoopla said it 示すd a '抱擁する 増加する' in 供給(する), and was 二塁打 what was 利用できる at the same time in 2022.

However, while more homes are hitting the market, mortgage 率s are 支援する on the rise meaning some 買い手s may be 軍隊d to put their 計画(する)s on 持つ/拘留する.

Over supply? Zoopla says there has been a 'huge increase' in supply, and there are now roughly double the number of homes on the market compared to the same time in 2022

Over 供給(する)? Zoopla says there has been a '抱擁する 増加する' in 供給(する), and there are now 概略で 二塁打 the number of homes on the market compared to the same time in 2022

Some 専門家s 示唆する this will lead to the 供給(する) of homes outstripping 需要・要求する, and could lead to prices 落ちるing in some areas.

Jonathan Hopper, 長,指導者 (n)役員/(a)執行力のある of buying スパイ/執行官s Garrington 所有物/資産/財産 Finders said: '落ちるing 利益/興味 率s are no longer helping 買い手s, but the jump in the number of homes for sale is.

'買い手s now have a much wider 範囲 of 在庫/株 to choose from than they did just a few months ago.'

He 追加するs: 'The delicate balance between 供給(する) and 需要・要求する is the 選び出す/独身 biggest factor 影響する/感情ing house prices, and in many areas, this mismatch is big ? and growing.

'Many 広い地所 スパイ/執行官s now 報告(する)/憶測 that the number of homes coming on the market is four or even five times higher than the number of 見込みのある 買い手s 登録(する)ing their 利益/興味.'

Izabella Lubowicka, 上級の 所有物/資産/財産 研究員 at Zoopla 追加するd: 'The 現在の spring 上げる in 供給(する) on the market is giving 可能性のある 買い手s more choice than ever, but affordability continues to 衝撃 予算s.?

'販売人s putting their homes on the market need to keep that in mind and ensur e they are pricing their 所有物/資産/財産 realistically ーするために 達成する a sale.'

Higher mortgage 率s 鈍らせる 需要・要求する

At the start of the year, it seemed the only way was 負かす/撃墜する for mortgage 率s. However, since the start of?February mortgage 率s have been on the rise once again.

財政上の markets have rolled 支援する on previous 予測s on 利益/興味 率 削減(する)s, with a 'higher for longer' シナリオ now appearing more likely.

At the start of this year, markets were 予報するing as many as six or seven base 率 削減(する)s in 2024. This has now fallen to just two or three.?

Mortgage 貸す人s have 答える/応じるd by r epricing 上向きs. Today, Barclays, HSBC, NatWest, (許可,名誉などを)与える and 物陰/風下d Building Society all 増加するd mortgage 率s.

Peter Stimson of MPowered Mortgages thinks the glut in supply?is likely to hold down prices until interest rates start falling again

Peter Stimson of MPowered Mortgages thinks the glut in 供給(する)?is likely to 持つ/拘留する 負かす/撃墜する prices until 利益/興味 率s start 落ちるing again

Peter Stimson, 長,率いる of 製品 at the mortgage 貸す人 MPowered, believes 現在の mortgage 率s could drag house prices lower.

'January's jump in house prices now seems as forgotten as most people's New Year's 決意/決議s,' said Stimson.

'The flurry of mortgage 率 削減(する)s seen at the start of the year kick-started both 需要・要求する and 供給(する) as the 所有物/資産/財産 market awoke from its 2023 slumber.

'But the 利益/興味 率 削減(する)s 港/避難所't just stopped, in many 事例/患者s they've gone into 逆転する. As a result, mortgage costs remain high and this is 冷静な/正味のing the 需要・要求する for homes.

'With thousands more 所有物/資産/財産s now coming の上に the market, 買い手s can therefore be choosier ? 特に in areas where 供給(する) is 越えるing 需要・要求する.

'その結果 we're ますます seeing a Mexican stand-off between 買い手s and 販売人s. Realistically 定価つきの 所有物/資産/財産 is selling quickly, but いっそう少なく 望ましい and optimistically 定価つきの homes are hanging around.

'While the 増加する in 供給(する) is welcome ? it's 根底となる to a 解放する/自由な-flowing market ? it is likely to 持つ/拘留する 負かす/撃墜する prices until 利益/興味 率s start 落ちるing again.'

Which areas have most homes for sale???

供給(する) is highest in the South West, where スパイ/執行官s have 2.5 times as many homes for sale than they did in spring 2022, によれば Zoopla.

Cornwall has also seen the number of homes 利用できる jump 159 per cent compared to spring 2022.

In North Kesteven, Lincolnshire, the number of homes 利用できる is up 155 per cent, while in Bournemouth, Christchurch and Poole there are 146 per cent more homes 利用できる on the market.

Unsurprisingly, it is taking longer to sell homes in these 場所s than in other parts of the country.

For example, in Cornwall it is taking 20 days longer on 普通の/平均(する) to sell a 所有物/資産/財産 compared to spring 2022, and 23 days longer in Bournemouth, Christchurch and Poole?- versus a 国家の 普通の/平均(する) of 16 days.

Back on the up: Mortgage rates have been edging up since the start of February

支援する on the up: Mortgage 率s have been 辛勝する/優位ing up since the start of February

Sam Turner, director at Cornwall 広い地所 スパイ/執行官 Kivells said: 'There has been a large 増加する in new 所有物/資産/財産s coming to the market which is giving 買い手s more choice.?

'This is also 補助装置ing the moving 過程 for our vendors as they have more to choose from on their onward 購入(する)s.'

むちの跡s and the East Midlands are also seeing a 殺到する in homes coming 利用できる for sale, によれば Zoopla.

In these 場所s over 60 per cent of 在庫/株 現在/一般に on the market is 定価つきの above the 地域の 普通の/平均(する), 示すing a 可能性のある mismatch between what 買い手s can 支払う/賃金 and what's 利用できる to buy.

In the East Midlands, the jump in 供給(する) is most pronounced in more 田舎の areas such as southern Lincolnshire and Derbyshire, 含むing the 頂点(に達する) 地区. These areas are also 定価つきの above the 地域の 普通の/平均(する).

This 示すs that the 在庫/株 of homes for sale in the higher-value markets is moving slower as affordability remains a bigger challenge for 可能性のある 買い手s in areas where larger 予算s are 要求するd.

殺到する in bigger homes hitting the market

The 普通の/平均(する) スパイ/執行官 outside London now has twice as many homes with four bedrooms or more 利用できる compared to February 2022, によれば Zoopla.

The 選択 of three-bed homes has also 改善するd, with 25 per cent more 利用できる compared to this time last year.

'At the 最高の,を越す end of the market, two "d's" often 嘘(をつく) behind the 殺到する in the number of 販売人s ? 負債 and downsizing,' says buying スパイ/執行官 Jonathan Hopper.

Jonathan Hopper, chief executive of the buying agency Garrington Property Finders says the balance between supply and demand is the single biggest factor affecting house prices and the gap is growing

'Each month, thousands of owners with a large mortgage are seeing their 月毎の 返済s spike by hundreds or even thousands of 続けざまに猛撃するs when they remortgage.

'For some, the jump in cost is too much to 耐える and they're having to move somewhere smaller just to keep their 月毎の 去っていく/社交的なs the same.

'We're also seeing a 安定した 増加する in the number of baby boomers downsizing to a smaller 所有物/資産/財産, partly to 減ずる their 去っていく/社交的なs, but also to 解放する/自由な up 貯金 for 退職.

'Millions of Britons regard their 所有物/資産/財産 as their 年金, and some are starting to cash in those years of accrued 公正,普通株主権.

'一方/合間 the high cost of borrowing means affording the home they want is still a stretch for some 買い手s, but better availability should keep the 所有物/資産/財産 market ticking over and put a lid on prices as we wait for 利益/興味 率s to start 落ちるing again in the second half of the year.'

He 追加するs: 'For 買い手s, that extra choice brings 力/強力にする. With 供給(する) outstripping 需要・要求する in some areas, price rises have fizzled and proceedable 買い手s who have their 財政/金融 in place can find themselves in a very strong 取引ing position.

'As a result, 販売人s may need to rein in their pricing aspirations ? 特に those trying to sell larger homes outside London for which 供給(する) is 特に strong.

Could house prices still rise from here?

It would seem that house prices may be more likely to 落ちる rather than rise over the coming months.

However, there are those who will argue that the 増加する in the 供給(する) of homes means house prices are likely to 立ち往生させる, rather than 落ちる.

'It's important to keep the 増加する in homes for sale in 視野.' said Andrew Wishart, 上級の 経済学者 at 資本/首都 経済的なs.

'The Rics 調査する of surveyors shows that the number of homes for sale is still very low by historical 基準s.?

'And with 失業 still very low, the biggest 増加するs in mortgage costs now behind us, and 貸す人s 供給するing generous 選択s for borrowers struggling to 会合,会う their 返済s, I don't 推定する/予想する a 殺到する in homeowners 存在 軍隊d to sell their homes.

'Instead, we think that 利益/興味 率 削減(する)s starting later this year will revitalise the 住宅 market in 2025, 許すing 需要・要求する to 選ぶ up and an 増加する in house prices of 5? per cent.'

Simon Gerrard, managing director at Martyn Gerrard 広い地所 スパイ/執行官s, said that rather than 供給(する) outstripping 需要・要求する, they are seeing the opposite across their offices.

'These 人物/姿/数字s may show an 増加する in 供給(する) in the 住宅 markets outside of London and the other major cities in the UK, but we are certainly not seeing any major or 支えるd 増加する in 供給(する) of 利用できる homes in 都市の areas.?

'There is perhaps a small seasonal 増加する in the number of homes on the market, which we would 推定する/予想する give n we are 長,率いるing into spring.?

'全体にわたる, however, the market remains 罠にかける in a vicious cycle of high 需要・要求する, low 供給(する), and the hope of owning your own home remaining out of reach for many.'
