Japan short-称する,呼ぶ/期間/用語 home 賃貸しの market shows 約束 but rewards slow to come

TOKYO, Dec 15 (Reuters) - Japan seems to have the 権利 mix for developing a vibrant short-称する,呼ぶ/期間/用語 home 賃貸しの market: a 速く growing 観光旅行,事業 産業, a cheap 通貨 and - unlike many countries - 8 million 空いている homes.

追加するing to the attractive 商売/仕事 事例/患者 is a 改革(する)-minded 国家の 政府 keen to 緩和する regulatory 抑制(する)s and develop the market ahead of the Tokyo Olympics in 2020.

And にもかかわらず some 障害s from 地元の 政府s, home 賃貸しの website Airbnb has 名簿(に載せる)/表(にあげる)d thousands of 所有物/資産/財産s in the hope of 製図/抽選 tourist money, and others hope to follow.

"Tourists coming to Japan are on the rise, and there's definitely the need for this type of service," says Takashi Sagara, a 経営者/支配人 at real 広い地所 機関 Able Inc, which 計画(する)s to connect home owners with an Airbnb-style service.

商売/仕事 hopes have been fuelled in no small 手段 by 総理大臣 Shinzo Abe's 押し進める to 削減(する) red tape as part of his 'Abenomics' 政策s to jump start Japan's long-沈滞した economy.

While renting 所有物/資産/財産s for long-称する,呼ぶ/期間/用語 accommodation is 合法的な, 現在の 支配するs on short-称する,呼ぶ/期間/用語 賃貸しのs are strict: owners can't 合法的に let their homes without a licence, hotel-style 歓迎会 desks and 最小限 room sizes.

Abe has 提案するd to relax these 抑制(する)s. Along with looser ビザ 支配するs and a 大幅に 女性 yen, the move 約束s to 追加する to the 爆発性の growth in tourist arrivals and 上げる broader 経済的な activity.

賃貸しの homes 申し込む/申し出 an attractive 代案/選択肢 to pricey hotels, which in Osaka, for example, are often 近づく capacity at 週末.

Visits to Japan jumped 27 パーセント in the year to October to an 概算の 11 million. The 政府 is 的ing 20 million tourists a year by the time of the Tokyo games.

With one in seven 所有物/資産/財産s standing 空いている in 2013, Japanese home owners are 井戸/弁護士席 placed to 利益 from this influx. The vacancy 率, rooted in a 拒絶する/低下するing 全住民 and a preference for buying new homes, could rise above 20 パーセント within 10 years, says the Nomura 研究 学校/設ける.

OBSTACLES

But 会社/堅いs hoping to cash in are having to temper their 計画(する)s until 地元の 政府s in Tokyo and Osaka take steps to relax 抑制(する)s.

"I'd love to get into the 商売/仕事. But hotels and inns have a real 利益/興味 in 保護するing it, so …に反対する 改革(する)," said Daisuke Shigematsu, CEO of Spacemarket, a start-up that matches quirky 空いている houses and other spaces with 発生地-捜し出すing (弁護士の)依頼人s.

Still, these 障害s 港/避難所't stopped Airbnb from 名簿(に載せる)/表(にあげる)ing around 4,000 所有物/資産/財産s for Japan, although that's only a tiny fraction of its 1 million listings 世界的な.

Other Japanese 商売/仕事s are more 用心深い. 対立 from Nagano 県 in central Japan has already 原因(となる)d Yahoo Japan Corp to 捨てる 計画(する)s for a short-称する,呼ぶ/期間/用語 home 賃貸しの 商売/仕事.

Internet 巨大(な) Rakuten Inc has been 重さを計るing a move into the 産業, people with knowledge of the 計画(する)s told Reuters this year. Rakuten 拒絶する/低下するd to comment.

Able and Tomareru are 用意が出来ている to enter the market, with more than 2,000 空いている 所有物/資産/財産s in Osaka already lined up. They are 希望に満ちた that 提案s to appease neighbourhood 関心s will help 打ち勝つ 対立 to Abe's 提案s in at least some 地区s by the start of the next 商売/仕事 year in April.
