Will 貸す人 let us change?

?

We bought a flat in London with a buy-to-let mortgage as my son was going to live in it. After one year he decided to come 支援する home and for the last two years we have been using the flat as a pied-?-terre. Is it possible to change the buy-to-let mortgage to a variable 率, 基準 貸付金? We don’t ーするつもりである t o rent out the flat. We are a professional couple on a 共同の income of around £80,000 and both are in company 年金s that should come into 影響 in around 10 years time. SG, Surrey

James Cotton at mortgage 仲買人 London and Country replies: As you do not ーするつもりである to rent the flat out, a 貸す人 will consider the flat in London as your second 所有物/資産/財産, rather than a buy-to-let.

貸す人s consider an empty 所有物/資産/財産 to be a higher 危険 than an 占領するd one, so a 重要な factor in getting a mortgage will be how often you ーするつもりである to stay in the flat.

For example, 全国的な would likely 要求する the 所有物/資産/財産 to be 占領するd for at least half of the year, 反して Halifax and 同盟 & Leicester would consider it if it was visited いっそう少なく frequently.

In this 状況/情勢 any 貸す人 is likely to use their discretion on a 事例/患者-by-事例/患者 basis.

What is for sure is that any 貸す人 will 主張する that your earned income covers both this 貸付金 同様に as any 存在するing mortgage you may have on your main 住居, based on normal income 多重のs.

Before you look to switch though, you should check that there are no 早期に 返済 告発(する),告訴(する)/料金s on your 現在の 取引,協定.

率s on both buy to let and 居住の mortgages can be variable and the 率 you 支払う/賃金 on a 居住の 計画/陰謀 should be lower.

If you are considering moving from a 直す/買収する,八百長をするd 率 to a variable one, you should be aware that although your 月毎の 支払い(額)s will probably be lower 最初, they can and will 変化させる and you should 予算 for this.

If you 計画(する) to retire in 10 years' time when you are 予定 to (問題を)取り上げる your 年金s, then your mortgage 称する,呼ぶ/期間/用語 should not go beyond this, unless you are 確信して that you can afford the 支払い(額)s in 退職.
