投資家 jumps to the defence of landlords まっただ中に 賃貸しの 危機: 'They are the ones that are wearing the 危険'

  • 投資 経営者/支配人 defends landlords on SBS??
  • Says they are 存在 傷つける by 利益/興味 率 rises?
  • (人命などを)奪う,主張する left a renter looking いっそう少なく than impressed??

With rents sky-ロケット/急騰するing an 投資 経営者/支配人 has leapt to the defence of landlords 説 they are seen as the 'bad guy' but often have their own homes on the line.

However, the argument did not seem to impress one renter during the studio discussion of the rent 危機 filmed for an 近づいている episode of SBS show Insight.

Queensland 投資 経営者/支配人 Troy Sussman said that most 所有物/資産/財産 投資家s are 'just every day mums and dads ... trying to help themselves'.

The 大多数 of landlords, he 主張するd, only have an 普通の/平均(する) Australian 世帯 income ($1,124 per week), below $100,000 a year.

He pointed out that if a tenant stopped 支払う/賃金ing rent the landlord would have to carry all the 所有物/資産/財産 costs 含むing what they may have borrowed to buy it.?

'Everyone that owns an 投資 所有物/資産/財産 is carrying the 十分な 危険 of 持つ/拘留するing that 所有物/資産/財産 and wearing the 利益/興味 率 costs and the associated costs that go with the 所有物/資産/財産,' Mr Sussman said.?

'They might have used that 所有物/資産/財産 to buy another 所有物/資産/財産, which is also helping 緩和する this entire 危機.

'And it's that てこ入れ/借入資本 that is sort of what is really starting to 傷つける.'

Mr Sussman said 利益/興味 率 rises were '傷つけるing everybody from first homebuyers through to our 投資家s' and that made it fair for landlords to raise rents.

'I think it's 100 per cent fair because they are the ones that are wearing the 危険 associated with this,' he said.

'Their personal home is ... put on the line to be able to have these 所有物/資産/財産s and 供給する this 住宅.

'I'm not 否定するing the fact that it's very, very hard but it is a 二塁打-辛勝する/優位d sword. It does 傷つける both 味方するs.'

Adelaide renter ツバメ McClory could be seen frowning at the 床に打ち倒す during Ms Sussman's 出資/貢献.

Earlier Mr McClory said he did not believe rising 利益/興味 率s had anything to do with rents 増加するing.?

'It's 明確に because the landlord thinks that he can (raise them),' Mr Clory said.

'It's just market value, 明らかに.'

Samantha Bock, a renting mother, said that after challenging a rent 増加する of $60 on her home she was given eight weeks to vacate the 所有物/資産/財産 位置を示すd just outside of Brisbane.

競争 to find a new place was 堅い with some even 申し込む/申し出ing more than the 基準 four months in 前進する to get the inside run of 所有物/資産/財産s.

'There's people that have sold 所有物/資産/財産s in Victoria or Melbourne and moved up here and could 支払う/賃金 12 months in 前進する,' Ms Bock said.

'And then unfortunately (this) 増加するs the area value, which then 増加するs all the other 所有物/資産/財産s.

'So, it's a flow-on 影響.'

Ms Bock was able to find a more suitable place at いっそう少なく than the 増加するd price of her previous 賃貸しの but it was 'a lot of 強調する/ストレス'.

Sydney 所有物/資産/財産 経営者/支配人 Jo Natoli 確認するd some desperate 賃貸しの 探検者s were making 申し込む/申し出s above the asking price.

'I 警告を与える my (landlord) (弁護士の)依頼人s not to look at the 申し込む/申し出 in a 通貨の 条件,' Jo said.

'We 始める,決める market rent based on the market, what's going on in the market.

'And we prefer to look at the 全体にわたる 使用/適用, rather than the dollars and cents of it.'

Ms Natoli lamented that 所有物/資産/財産 経営者/支配人s copped the 非難する for rent rises.

'Always it's the 所有物/資産/財産 経営者/支配人's fault. It's the greedy 所有物/資産/財産 経営者/支配人s,' she said

'People think that, because in a lot of circumstances we're paid on a (売買)手数料,委託(する)/委員会/権限 basis, 扶養家族 upon how much rent we collect for the landlords.

'People do think that we are just 利益/興味d in 増加するing rents so that we can 増加する our own 歳入 but that is 絶対 not the 事例/患者.'

However, she 認める there are some in her 産業 'who have 疑わしい 倫理学'.?

'But that is not the 大多数 of the 産業,' she 主張するd.

'The 大多数 of the 産業 really does care about what's happening out there in the 賃貸しの marketplace at the moment.

'And it is genuinely 苦しめるing for a lot of us what's going on.'

Ms Natoli confided that she was a tenant who had been 軍隊d to move in December.

'Even though I'm in the 産業, I was so 脅すd of having to find a place for myself, that I 現実に engaged an スパイ/執行官 to do that s earching and 交渉するing for me because I didn't want a 妨げる/法廷,弁護士業 of it,' she said.
