House prices 'rise by ￡500 a week'

House prices rose by an 普通の／平均（する） of more than ￡500 a week during the past month as 豊富な買い手s created a 小型の-にわか景気, 人物／姿／数字s showed.

The cost of 所有物／資産／財産 in England and むちの跡s 増加するd by 1.1 per cent during the four weeks to April 9 to 普通の／平均（する）￡205,674, によれば所有物／資産／財産 website Rightmove.

The group said the market continued to be characterised by 増加するing 需要・要求する from 買い手s 連合させるd with a 不足 of 所有物／資産／財産存在 put up for sale. But it 追加するd that the main driver behind the price rise was 需要・要求する from 豊富な買い手s who were 的ing higher 定価つきの所有物／資産／財産s in more expensive 場所s.

It said this was creating a 小型の-にわか景気 in the more 豊富な地域s in the southern half of the country, as these 買い手s were いっそう少なく likely to 直面する affordability 強制s, and had both the means and the 信用／信任 to move up the 所有物／資産／財産 ladder.

Rightmove said detached 所有物／資産／財産s were 終始一貫して outperforming other 所有物／資産／財産 types, with 普通の／平均（する） prices rising by 5.7 per cent during the past three months, compared with an 全体にわたる rise in the market of 4.8 per cent.

As a result it said prices were 存在 pulled 上向きs by higher 百分率増加するs in detached homes, rather than by 伸び（る）s in lower value 所有物／資産／財産 types.

At the same time it said southern 地域s were outperforming the 残り／休憩（する） of the country, with prices rising by 8.5 per cent in the South West during the past year compared with an 普通の／平均（する）伸び（る） of 4.1 per cent for England and むちの跡s as a whole.

Other 地域s 報告（する）／憶測ing higher than 普通の／平均（する）増加するs 含む Greater London at 7.7 per cent, East Anglia at 5.2 per cent and the South East at 4.2 per cent. Within these 地域s there are also a number of hotspots, 含むing Bath, Cambridge, Guildford and Hammersmith and Fulham in London.

Miles Shipside, 商業の director of Rightmove, said: "Good 場所s in the south of the country have always 命令（する）d a 賞与金 price. Now 質所有物／資産／財産s are in shor t 供給（する） in these areas and some 買い手s have both the 信用／信任 and the ability to 支払う／賃金 more for the 権利所有物／資産／財産, resulting in an 豊富な area 小型の-にわか景気 which is masking affordability 強制s and 運動ing 国家の普通の／平均（する） prices to 記録，記録的な／記録する levels."

But the group 警告するd that across England and むちの跡s as a whole there were 調印するs that the 初期の spring 殺到する was losing some of its 勢い. It said the 年次の率 of house price インフレーション fell for the first time since December during the four weeks to April 9 to 4.1 per cent, 負かす／撃墜する from 4.3 per cent.
