Britain's 3.8million first-time 買い手s were 支払う/賃金ing an 普通の/平均(する) of 18.7 per cent of their 甚だしい/12ダース 月毎の income on mortgage 返済s in April. This is the highest 人物/姿/数字 since the beginning of 1992.

Rising 率s are also 影響する/感情ing home movers, who were 支払う/賃金ing 16.3 per cent of their income on mortgages in April - also the highest level since 1992.

These 人物/姿/数字s will より悪くする because they do not 含む the 4半期/4分の1-point rise in the base 率 in May.

They will climb much higher if the base 率 - as some 予報する - 攻撃する,衝突するs 6 per cent this year.

The 現在の base 率 of 5.5 per cent is かなり lower than the 10.4 per cent of April 1992. However, people are borrowing much more today.

In the 早期に 1990s, young 買い手s were borrowing an 普通の/平均(する) of £36,337 against a salary of £16,120 - a 割合 of 2.31. But the 普通の/平均(する) 貸付金 is now £114,685 against a salary of £34,881 - a 割合 of 3.33.

The CML 人物/姿/数字s 示唆する that 最近の 利益/興味 率 rises are 運動ing 買い手s out of the market.

There were 80,000 貸付金s for 所有物/資産/財産 購入(する) in April, 負かす/撃墜する from 89,000 in March and below the 81,000 in the same month last year.

The va lue of these 貸付金s totalled £12billion, which was £500million more than the same month last year, 供給するing その上の 証拠 that 買い手s are taking on much bigger 貸付金s.

Some 29,000 of the home 貸付金s went to first-time 買い手s, below the 33,000 in March and below the 30,800 in April last year. It 代表するs the lowest April number for at least five years.

Oliver Gilmartin, 上級の 経済学者 from the 王室の 会・原則 of 借り切る/憲章d Surveyors, said: "With first-time 買い手s needing to borrow 記録,記録的な/記録する 多重のs of income to get a foot on the 所有物/資産/財産 ladder, it is little surprise that four in every five are taking out 直す/買収する,八百長をするd-率 取引,協定s.

"But the price of 直す/買収する,八百長をするd-率 mortgages has risen 終始一貫して in 2007 and is 始める,決める to rise その上の.

"More than two million 買い手s have 直す/買収する,八百長をするd 率 or 割引 取引,協定s which will come to an end over the next 18 months. They will 苦しむ-a 法外な rise in 月毎の 法案s - typically between £102 and £143 - once they switch to a variable 率 or other 取引,協定."

LibDem 財務省 広報担当者 Vince Cable said: "If 利益/興味 率s rise その上の, many homeowners will 簡単に not be able to 支払う/賃金. The number of repossession orders is 急に上がるing."

Bank of England 知事 Mervyn King 警告するd yesterday that British 所有物/資産/財産 values are ひどく exposed to movements in world 利益/興味 率s.

In 最近の years, he said, these have been kept low 予定 to an influx of 貯金 from Asian countries into 財政上の markets, bidding 負かす/撃墜する 利益/興味 率s.

But that 過程 could go into 逆転する. "I don't think we can say that house prices in the UK are 免疫の to 影響(力)s from the world economy," Mr King 追加するd. "That's the biggest source of 不確定, I think."
