Budding home 買い手s and movers could soon buy a new-build home with a deposit of just 5 per cent - without the need for 政府 help.??

As the popular Help to Buy 計画/陰謀 draws closer to its end in 2023, a new 率先 called Deposit 打ち明ける is 開始する,打ち上げるing with the 目的(とする) of helping 買い手s who struggle to get big mortgages on new-builds.??

'This is fantastic news for 買い手s as more 選択s become 利用できる to help 安全な・保証する a 所有物/資産/財産.

'It 許すs them to 購入(する) with a 5 per cent deposit, that isn't through t he 政府-支援するd mortgage or Help to Buy 計画/陰謀, on new-build 所有物/資産/財産s only.?

'This means that you can be a home mover or a first-time 買い手 to take advantage.

'適格(性) is based on 全国的な's 基準 affordability 基準 and not 限られた/立憲的な by the 政府 affordability 強調する/ストレス 実験(する)s, which factor in the servicing of the HTB 貸付金 after the first five years.

貸す人s are often uneasy about giving mortgages to those buying new-build homes. This is because the 所有物/資産/財産s will usually lose some of their value in the first few years.

While a home's first 買い手 is often willing to 支払う/賃金 a 賞与金 to get a brand-new 所有物/資産/財産, the second 買い手 will not have that same 利益 and therefore it will often not be 価値(がある) as much.

It can be hard to sell a new-build home for this 推論する/理由, and this is something 貸す人s worry about - because if a 買い手 does not 支払う/賃金 their mortgage and the house is repossessed, selling the home will 最終的に be 負かす/撃墜する to them.

This means that those buying new-build homes often need to save up larger deposits than those buying older 所有物/資産/財産s.?

Those buying new-build flats may also be asked to 支払う/賃金 more than new-build houses, as mortgage 貸す人s can find them harder to value.

How does Deposit 打ち明ける 打ち勝つ this????

When giving out mortgages on homes they perceive as more risky, 貸す人s いつかs take out 保険, known as 賠償金.?

This means they can recoup some of the costs if a home is repossessed, and they cannot sell it for an 量 equal to the 優れた mortgage - but taking out this 保険 costs them money.

Under Deposit 打ち明ける, the housebuilders will 支払う/賃金 to insure the mortgages, instead of the 貸す人s - using a 部分 of the money they get from selling the homes to do so.?

The theory is that this will make 貸す人s more comfortable mortgaging new-builds.?

What homes are 適格の for Deposit 打ち明ける?

One of the main 制限s 買い手s will come across is that the y can only buy a home from a 建設業者 who is 参加するing in the Deposit 打ち明ける 計画/陰謀.

The HBF says that 17 of its member housebuilders are part of the 計画/陰謀, and that these companies account for 60 per cent of all homes built in the UK - so it sounds as if some big 世帯 指名するs will be 伴う/関わるd.

Barratt 開発s, Bellway, Keepmoat and Vistry all sold homes as part of the Newcastle Building Society 操縦する.?

However, we don't yet know whether 建設業者s who have 調印するd up to the 十分な 計画/陰謀 will 申し込む/申し出 Deposit 打ち明ける across all of their 場所/位置s, or just a small number.??

T he main 財政上の difference for 買い手s is that, while the Help to Buy 貸付金 is 利益/興味-解放する/自由な for the first five years, 利益/興味 on a Deposit 打ち明ける mortgage will be 告発(する),告訴(する)/料金d on the whole 量 from the get-go.?

Working in Deposit 打ち明ける's favour is the fact that it is open to people who are not first-time 買い手s, unlike Help to Buy.???

The Help to Buy 計画/陰謀 will also end in 2023, and the people behind Deposit 打ち明ける hope that it could 取って代わる the 率先, at least for some borrowers.??

However, 貸す人s 調印するd up to the mortgage 保証(人) 計画/陰謀 直面する a 衝突 when it comes to 調印 up to Deposit 打ち明ける.?

Under the mortgage 保証(人) 計画/陰謀, 貸す人s need to 支払う/賃金 the 政府 to 保証(人) their 5 per cent mortgage 貸付金s - even if they are already covered どこかよそで.?

So if they also joined Deposit 打ち明ける, they would need to 支払う/賃金 the 政府 to insure a 貸付金? that the 建設業者s had already insured on their に代わって.??
