Sell your home without 強調する/ストレス

?

For most people, the 強調する/ストレス of selling their home starts with their choice of 広い地所 スパイ/執行官. Do you go with the one who said your house was 価値(がある) the most, or the best-dressed one?

Who you choose will 影響する/感情 your whole selling experience. Nothing is more st ressful than feeling that your スパイ/執行官 is not working hard enough to sell your house.

This week, 所有物/資産/財産 Mail looks at how to make the 過程 as 平易な as possible.

The first thing to do is ask friends who have sold a house in the area for any 推薦s. 招待する two or three スパイ/執行官s to come 一連の会議、交渉/完成する and give you a 引用する. Depending on the area, it is 価値(がある) getting a mix of one-man 禁止(する)d, 地元の and 全国的な chains.

Ask them what experience they have of your area, and whether they have sold any 所有物/資産/財産s in your road recently. Do they have any 顧客s looking for your type of 所有物/資産/財産 on their 調書をとる/予約するs? Look at the other houses they are selling to see whether yours fits in.

Find out if there is anything you should do to 速度(を上げる) up the sale, such as 絵 the hallway.

Nick Pearce, partner at 広い地所 スパイ/執行官 Beaney Pearce, says: 'Your instinct is important. It is 決定的な that you like and 信用 your スパイ/執行官. You need to feel they are genuinely on your 味方する, because you will be 取引,協定ing with them over a difficult time.'

When you have all the 引用するs, it is time to decide which price to go for. It is up to you, but remember that if you pitch it too high, it may take longer to sell. Once you've decided on the price, you must 教える an スパイ/執行官 - or スパイ/執行官s. You can sell through either a 単独の 機関, where only one スパイ/執行官 has the 職業, or a multi 機関, but don't choose more than two or three, or things can get 複雑にするd.

If you choose a 単独の 機関, you must agree a period (four weeks is recommended) and review the 状況/情勢. You could then go multi, if needs be.

The cost 変化させるs and most スパイ/執行官s will 交渉する their 料金. 推定する/予想する to 支払う/賃金 between 1pc and 2.5pc for 単独の 機関 - and up to 3.5pc for multi 機関.

Find out 正確に/まさに what you get for your money. Is advertising and marketing 含むd? Make sure the 契約 始める,決めるs out the スパイ/執行官's 責任/義務, and that you have a defined time でっちあげる,人を罪に陥れる for marketing.

Next, it is time for the house specifications t o be written.

広い地所 スパイ/執行官s are not 許すd to misrepresent 所有物/資産/財産s, but you can ask for the description to be rewritten if you are not happy.

示す Smith, partner at 広い地所 スパイ/執行官 Knight Frank, says: 'Be 建設的な in what you 示唆する. There are some things that just can't be said. 'Make sure the photo shows your home to its best advantage, and it may be 価値(がある) considering getting a 床に打ち倒す 計画(する) drawn up.'

If, after the sales 過程 starts, you feel unhappy with your スパイ/執行官, tell them - nicely - and try to 解決する the problems.

If things still don't 改善する, you should look to end the 契約. You can do this if the スパイ/執行官 is not matching his 約束s in the 契約. You may also feel he is not 行為/行うing enough viewings, or giving enough feedback.

Most スパイ/執行官s will be reasonable - it is not in their 利益/興味 to have an unhappy (弁護士の)依頼人. If they are not, 協議する your solicitor.

And remember, if the 過程 of 取引,協定ing with an 広い地所 スパイ/執行官 fills you with horror, and you don't mind the extra hassle, you can always go it alone with a 私的な sale.

If this is the 事例/患者 get the 所有物/資産/財産 valued ... and start advertising!
