Take a chance: 株 所有権 or 株d 公正,普通株主権 計画/陰謀s give first-time 買い手s a chance

But while these can 供給する a way to (警官の)巡回区域,受持ち区域 rising house prices, it is 決定的な to go into the を取り引きする your 注目する,もくろむs open.

株d 公正,普通株主権 is 申し込む/申し出d on new-build homes. It usually 伴う/関わるs the 買い手 taking a 70% mortgage and a 30% '公正,普通株主権 貸付金' from the 政府 or a 所有物/資産/財産 developer. This 貸付金 is used instead of a deposit.

The 政府's HomeBuy Direct 計画/陰謀 finished last month. This gave borrowers 25 years to 返す the 公正,普通株主権 貸付金, which was 利益/興味 解放する/自由な for the first five years. But 所有物/資産/財産 developers usually want the 貸付金 repaid after ten years.

Barratt Homes, for example, 許すs homeowners to 支払う/賃金 75% of the 所有物/資産/財産 value while it 基金s the remaining 25% with a deferred 貸付金. Borrowers can 支払う/賃金 this 支援する over the next ten years or when they sell.

Crucially, the 貸付金 remains a 百分率 of the 所有物/資産/財産 - so if the value of your home 増加するs, so will the 貸付金. Barratt also 主張するs that 顧客s use its mortgage 助言者 and solicitor.

A 広報担当者 for Barratt Homes says: 'we have helped many first-time 買い手s get on the 住宅 ladder who would さもなければ be unable to afford to do so.'

Other developers such as Taylor wimpey and Crest Nicholson also 申し込む/申し出 株d 公正,普通株主権 取引,協定s, but the 条件 and 条件s 変化させる. But some who bought through 株d 公正,普通株主権 are in 消極的な 公正,普通株主権 - where the 量 借りがあるd is greater than the value of the 所有物/資産/財産 - after shouldering house price 落ちるs of around 25% in the new-build 部門, compared with 15% 全体にわたる since 2007, によれば 広い地所 スパイ/執行官 Savills.

David Hollingworth of 仲買人 London & Country says: '株d 公正,普通株主権 can be a good 適切な時期. However, you must read the small print and think about the long-称する,呼ぶ/期間/用語 ramifications of the 取引,協定.'

Melanie Bien of 仲買人 私的な 財政/金融 says: 'If you are considering a 株d 公正,普通株主権 取引,協定 from a 建設業者, make sure you go to one that is not likely to go 破産した/(警察が)手入れする.'

Halifax, Woolwich and 全国的な all lend on 株d 公正,普通株主権 計画/陰謀s. Natwest/RBS will lend only on 政府-支援するd 計画/陰謀s and not those 伴う/関わるing 所有物/資産/財産 developers.

An 代案/選択肢 is 株d 所有権, which 伴う/関わるs buying part of the 所有物/資産/財産 (between 25 and 75%) and renting the 残り/休憩(する) from a 住宅 協会. Richard 石/投石する, of SPF Sherwins, a 仲買人 specialising in affordable 住宅, says he does four 株d 所有権 取引,協定s for every one 株d 公正,普通株主権.

With 株d 所有権, borrowers can 徐々に 'staircase' - buy more chunks of the 所有物/資産/財産 - when they can afford it. The 所有物/資産/財産s are always new-build homes and borrowers usually need to earn いっそう少なく than £60,000 to qualify.

Mr 石/投石する 警告するs: 'If you want to staircase, it is difficult to raise 財政/金融 from a new mortgage 貸す人, so people are 一般に stuck with their 存在するing 貸す人.'

And while 住宅 協会s do 株 in any 増加する in 所有物/資産/財産 value, most don't 株 in 落ちるs. so while it will cost more to buy more of the 所有物/資産/財産 if prices 増加する, it won't cost いっそう少なく if they 落ちる. Most mortgage 貸す人s 要求する a deposit of 10 or 20% on the 量 of 公正,普通株主権 you wish to buy.
