'Sale-and-rent' 会社/堅いs are telling homeowners to sell their house without checking they can afford to rent it 支援する, with some 事実上の/代理 with no FSA 当局, Which? has (人命などを)奪う,主張するd.

Which? Money said that its 研究員s had 設立する 普及した malpractice の中で 'sale-and-rent-支援する' 会社/堅いs, which 申し込む/申し出 to buy the homes of struggling owners, and then rent the 所有物/資産/財産 支援する to them so they do not have to move.

The 消費者 organisation said it had 報告(する)/憶測d two sale-and-rent-支援する 会社/堅いs to the 財政上の Services 当局 (FSA) for 事実上の/代理 without 規則, に引き続いて its 調査. Which? did not 指名する the 会社/堅いs.

Sale-and-rent-支援する is a 議論の的になる 協定 目的(とする)d at borrowers who are struggling to 会合,会う their mortgage 返済s. Earlier 調査(する)s into the 産業 by the FSA 設立する that 会社/堅いs would 申し込む/申し出 desperate owners just 60% of the market value of their home in some 事例/患者s.

Which? 乗る,着手するd on a mystery shopping 演習 to 実験(する) whether 会社/堅いs were sticking to the 支配するs and 17 研究員s 接触するd nine 会社/堅いs to enquire about sale-and-rent-支援する. Of these only two of the 会社/堅いs were 設立する to be 申し込む/申し出ing appropriate advice.

Seven 助言者s failed to discuss whether sale-and-rent-支援する was the 権利 選択 for a 顧客, with six of these going on to give a 引用する.

On only two occasions were other 解答s fully 調査するd, and on both of these the 助言者 示唆するd the 顧客 consider these 選択s before 訴訟/進行 with sale-and-rent-支援する.

Only one 会社/堅い did a 徹底的な affordability check to see if sale-and-rent-支援する was suitable for the 顧客, with others asking basic questions about income and what might be affordable as rent while some did not cover the 問題/発行する at all.

One 助言者 gave the 研究員 a 引用する that would not have left them with enough money to (疑いを)晴らす their credit card 負債 while another 助言者 tried to 説得する them to sell their home and not rent it 支援する without finding out how much 負債 they had.

Under the FSA 支配するs, 会社/堅いs only need to do a proper affordability check if 顧客s decide to proceed with a 計画/陰謀, but Which? Money said it thought 助言者s needed to have a good idea of people's 財政上の 状況/情勢 ーするために 申し込む/申し出 a 引用する.

'The FSA must 強化する the screw on these 会社/堅いs to make sure the 支配するs are followed and 消費者s are 保護するd.'
