The 全体にわたる 率 of growth has slowed since the 二塁打-digit pace of a year ago.

賃貸しの インフレーション for Britain has slowed to 7.8 per cent, 負かす/撃墜する from 11 per cent a year ago.

While that slow 負かす/撃墜する will 供給する some 救済 to tenants, the extent to which rents have risen in the past four years lays 明らかにする the extent of the 賃貸しの 危機 in Britain.

Zoopla says the sharp rise in rents during the pandemic helped to 押し進める more than half of 賃貸しの homes above £1,000 a month for the first time, almost 二塁打 the level five years ago.

The 傾向 is (疑いを)晴らす in the East where 24 per cent of rented homes were in 地元の 当局 with 普通の/平均(する) rents of £1,000 per month or more in 2020.

That 人物/姿/数字 has jumped 意味ありげに to 70 per cent today.

Zoopla went on to 警告する that the growth in £1,000 a month areas is now 拡大するing in 地域の markets outside the south of England, where rents 歴史的に tend to be higher.

It said new city centre 賃貸しの markets were 現れるing with a fifth of rented homes in Scotland, the North West, the East Midlands and the West Midlands in areas of more than £1,000 a month.

This is にもかかわらず no 地元の markets having rents of more than 1,000 a month outside the south of England only three years ago.

The North East is the only area with no markets above this level, while Yorkshire and the Humber has only 4 per cent.

It 明らかにする/漏らすs a stark reality of the 賃貸しの market in Britain where high 需要・要求する and a low 供給(する) of 賃貸しの homes has 支配するd the 部門.

While that continues to be the 事例/患者 during the past year, the 率 of growth has slowed, 予定 to the 不均衡 between 供給(する) and 需要・要求する readjusting.

Zoopla said the 普通の/平均(する) letting スパイ/執行官 現在/一般に has a dozen homes 利用できる for rent, which is a fifth higher than this time last year.

However, it remains more than a 4半期/4分の1 - at 28 per cent - lower than the pre-pandemic 普通の/平均(する).

At the same time, the typical 賃貸しの home sees 15 enquiries, 負かす/撃墜する from a 重要な 40 enquiries per 所有物/資産/財産 in 2021.

However, this is also still higher than - indeed, 二塁打 - pre-pandemic levels.

The 需要・要求する for 賃貸しの 所有物/資産/財産s has 緩和するd, with?the typical 賃貸しの home seeing 15 enquiries, 負かす/撃墜する from 40 enquiries per 所有物/資産/財産 in 2021

Zoopla 示唆するd that the moderation in 賃貸しの growth is まず第一に/本来 予定 to 弱めるing 需要・要求する and growing affordability 圧力s rather than any major 拡大 in 利用できる 供給(する).

It 主張するd that only a 支えるd 拡大 in 賃貸しの 供給(する) will 緩和する the 圧力 tenants 直面する from higher rent levels.

One of the areas with the most 早い 減産/沈滞 in 賃貸しの growth is the 資本/首都, where rents rose 5.1 per cent compared to 15.3 per cent a year ago.

However, there are variations across different parts of London, with 賃貸しの インフレーション インフレーション lower in the more 豊富な areas of the 資本/首都, such as Westminster at 3.2 per cent.

賃貸しのs continue to rise, however, in 二塁打 digits in the more affordable parts of London such as Havering at 14 per cent.

Jeremy Leaf, north London 広い地所 スパイ/執行官 and a former RICS 居住の chairman, says: 'Although the 29 per cent 増加する in rents since January 2020 appears to be high, we are surprised it isn't greater.

'As with all 普通の/平均(する)s, the 人物/姿/数字 will mask some かなりの dif ferences with rents above and below that level as they 発射 up 地位,任命する-Covid during a time when many would-be 買い手s were unwilling or unable to commit to 購入(する)s.?

'Others were 自信のない where they 手配中の,お尋ね者 to live in the longer 称する,呼ぶ/期間/用語 as nobody knew how long the pandemic would last. More people were 用意が出来ている to 支払う/賃金 big money for the 柔軟性 renting 申し込む/申し出d.

'At the same time as 需要・要求する for 賃貸しの 所有物/資産/財産 was off the 規模, so 供給(する) was lagging and continues to do so as landlords sold up おもに 予定 to the 税金 and regulatory 重荷(を負わせる), にもかかわらず 増加するing rents and より小数の 無効のs.

'The 逮捕する result has been higher rents although since then the market has settled and the gap has 狭くするd, 特に in 返答 to the rising cost of living. In the 近づく 称する,呼ぶ/期間/用語, we don't 推定する/予想する much change.'

The 減産/沈滞 in rents is 推定する/予想するd to continue, halving this year to 5 per cent, while Zoopla 追加するd that there is no 即座の prospect that 賃貸しの affordability will 改善する over 2024.

Richard Donnell, of Zoopla, said: 'The last two years have been characterised by an 現在進行中の 不均衡 between 賃貸しの 供給(する) and 需要・要求する.

'This has 押し進めるd rents for new lets 30 per cent higher since 2021 追加するing to cost of living 圧力s for renters.

'The 不均衡 between 供給(する) and 需要・要求する has started to 狭くする but is far from の近くにd. Rents for new lets will continue to rise over 2024, albeit at a slowing 率.

'Rents remain at their most expensive compared to 普通の/平均(する) 収入s for over a 10年間. Only a 早い and 支えるd 拡大 in rented 住宅 will start to 改善する affordability for UK renters.'
