We had a planning 使用/適用 to 延長する our cottage in the green belt 辞退するd, what are our 選択s?

  • Green belts are known for 存在 areas where new houses cannot be built
  • いっそう少なく 井戸/弁護士席 known is green belts have 制限s on 拡張s to 存在するing homes

Last year my husband and I bought a new house in Hertfordshire. It is a little cottage in the middle of a 抱擁する 陰謀(を企てる) and our 計画(する) was to 延長する it.

We have five children and there isn't really room for all of us if we can't create more space.

The 会議 has 辞退するd our 使用/適用 and said that we cannot 延長する it at all because it is in the green belt and it has already been 延長するd too much in the past.

I know the green belt stops new houses 存在 built in the countryside but are they 権利 we can't 延長する our cottage? GL (経由で email)

MailOnline 所有物/資産/財産 専門家 Myra Butterworth replies: Most people understand that new houses can't be built on green belts.

However, what is いっそう少なく 井戸/弁護士席 known is that green belts?also place 激しい 制限s on 拡張s to 存在するing homes.

And it is these 制限s that you appear to have come up against. We speak to a planning 専門家 about his 見解(をとる)s on the 会議's 決定/判定勝ち(する) and what your 選択s are going 今後.?

They were ーするつもりであるd as (犯罪の)一味s around 存在するing towns and cities on which nothing would be built, so that developers were encouraged to build within towns rather than 許すing them to sprawl outwards endlessly into the countryside.

So far so sensible, but the green belts have grown 刻々と over the years. The first green belt encircled London and has now 拡大するd to be three times larger than the city itself.?

The 14 green belts in England cover an 概算の 1,638,420 ヘクタールs and around 13 per cent of the total land area.

Of course, when the green belts were created, there were already villages, hamlets and individual houses on the land that they covered.

It is 一般的に understood that green belts stop you building new houses, but many people don’t realise that they also place 激しい 制限s on 拡張s to 存在するing ones.

This seems crazy to me: If a house is already there, 大きくするing it (within the usual planning 限界s) should be 許すd - making 存在するing houses larger does not 原因(となる) 都市の sprawl in the way that whole new 住宅 広い地所s do.

国家の planning 政策s?

The 政府’s 国家の planning 政策s say that 拡張s are 許すd where they are not ‘disproportionate’.

They do not, however, explain what they mean by that. Individual 地元の 会議s have brought in their own 鮮明度/定義s, and it is ありふれた for them to say that a house should not be 延長するd by more than 40 per cent, say, of the size of the 初めの house.

It is ありふれた for 会議s to say that a house should not be 延長するd by more than 40 per cent, say, of the size of the 初めの house?

The 重要な word is ‘初めの’. If you buy a house that was 延長するd some time in the past, maybe 10年間s ago, it is possible that the cou ncil will 簡単に not 許す it to be 延長するd any その上の, in any way.

In your 事例/患者, if the 会議 is 権利 that the house has already been ひどく 延長するd and those 拡張s 越える their 地元の 政策 限界s, then I am afraid you are stuck.

An 代案/選択肢 for green belt 拡張

There is one 代案/選択肢 - houses in the green belt have the same permitted 開発 権利s as other houses.

Permitted 開発 権利s 許す you to 延長する without needing planning 許可 at all. They 許す you to 延長する to the 味方する and 後部 at ground 床に打ち倒す level, to the 後部 at first 床に打ち倒す level and the 味方する and 後部 at roof le vel.

There are also generous 権利s for outbuildings, 含むing summer houses, 貯蔵 rooms home offices and gyms.

調査する those 権利s as 代案/選択肢 to a 十分な planning 使用/適用. Permitted 開発 権利s are 支配する to さまざまな 制限s, so you do not always get 正確に/まさに what you want but, with a bit of luck, they might give you some of the extra space that you need.
