My daughter is taking on mortgage alone after a 分裂(する), how can I help? DAVID HOLLINGWORTH replies

I helped my daughter buy her 現在の home, but unfortunately her husband has decided he wants out of the marriage.

She wants to stay in the 所有物/資産/財産 to 少なくなる the 衝撃 on the children and would be able to afford the mortgage by herself.

She is 現在/一般に を受けるing a 移転 過程 to 除去する her husband from the 肩書を与える 行為s and mortgage.?

She will 支払う/賃金 £130,000 to buy out her husband and be left with £164,000 優れた on the mortgage, on a 1.29 per cent 直す/買収する,八百長をするd 率 with two years remaining.?

I want to help her out, and am trying to 人物/姿/数字 out how much more to gift her に向かって the mortgage, taking into account the 早期に 返済 告発(する),告訴(する)/料金s.?

As most of my money is tied up in my my cash Isa and 在庫/株s and 株 Isa, I am trying to work out the best 協定.?

I was thinking of gifting around another £75,000 to get her mortgage 負かす/撃墜する to £90,000, then looking to make overpayments from then on. I know it's 複雑にするd and even more so if I have not understood any 税金 関わりあい/含蓄s.

??

David Hollingworth replies: I'm sorry to hear of the 崩壊/分裂 of your daughter's marriage, but it sounds like there are some 肯定的な 選択s open to her and she 明確に has your support as she and her ex-husband reach a 解決/入植地.

It's not possible for me to put any 人物/姿/数字s on what the 所有物/資産/財産 may be 価値(がある), or if the 解決/入植地 量s are 訂正する.?

That could be something for your daughter to 捜し出す advice about from her solicitor, if she hasn't already, to see if there may be a way to 達成する an 独立した・無所属 valuati on 人物/姿/数字 that everyone will be comfortable with.

Low mortgage 率 is an advantage?

The good news is that your daughter can afford to take on the 存在するing mortgage and buy out her ex-husband.?

How much can you afford?

Find out how much you can afford to borrow for a 月毎の 支払い(額) 量 with This is Money's mortgage affordability calculator.

Having to take on the 存在するing mortgage and raise an 付加 量 of 資本/首都 to buy out a partner is often where things can 証明する difficult for those wanting to remain in the family home.

But it looks like she can 会合,会う the 要求するd 量 without 増加するing the borrowing, in 合同 with any other support from you.?

The mortgage 貸す人 will want to see that the mortgage will remain affordable in a 選び出す/独身 指名する. Taking on an 存在するing mortgage with one income not two can often 証明する difficult.

同様に as the 貸す人 agreeing the mortgage can 転換 into one 指名する, the other good news is on the 利益/興味 率.?

A mortgage 率 of 1.29 per cent is unachievable now as we've 転換d into a higher 率 環境.?

Having such a low 率 will help make the mortgage more affordable for the remaining couple of years and gives some time to 計画(する) for the end of the 取引,協定.

> What next for mortgage 率s and should you 直す/買収する,八百長をする for two or five years??

Save or overpay? David Hollingworth advises that it would be worth building up savings on a higher rate while the mortgage rate is at 1.29%

Is the money better kept in 貯金??

You are 明確に keen to help your daughter 減ずる her mortgage more over time.?

As the mortgage 率 is so low and your 貯金 率s are so much higher, I do think you could consider whether now is the 権利 time to 減ずる the mortgage so 意味ありげに.

貯金 率s are so much higher than the 現在の mortgage 率 that cash could earn more on deposit than the cost of the mortgage, even if there is 税金 to 支払う/賃金 on the 利益/興味.?

You could therefore consider whether a 戦略 of putting money into higher return 貯金 could 最終的に help to 減ずる the mortgage more 意味ありげに when the 現在の 取引,協定 comes to an end.

As you have identified there will no 疑問 be 早期に 返済 告発(する),告訴(する)/料金s during the 残りの人,物 of the 直す/買収する,八百長をするd 率 period.?

Most 貸す人s will 許す for a 割合 of the mortgage to be repaid without any ERCs. This will typically be 10 per cent of the mortgage balance but some 貸す人s can 申し込む/申し出 even more flexib ility with up to 20 per cent overpayments 許すd without incurring a 刑罰,罰則.

If you are 焦点(を合わせる)d on 減ずるing the 負債 more quickly にもかかわらず the low 率, then using the 利用できる ERC-解放する/自由な allowance will make sense.

Check with the 貸す人 what that 量 will equate to, as some will base it on the 優れた balance each year, 反して others will use the 初めの balance.

The 告発(する),告訴(する)/料金 itself is likely to be a 百分率 of the 量 repaid, and will often step 負かす/撃墜する each year until the 直す/買収する,八百長をするd 率 ends.?

Unless it's 決定的な to 減ずる the mortgage balance すぐに, those 告発(する),告訴(する)/料金s are likely to be better 避けるd.

If you or your daughter can save into an account with a higher 利益/興味 率 a bigger balance could be built up, 許すing for the mortgage to be 減ずるd more 意味ありげに at the end of the 取引,協定.?

We have to assume that the 率s will still be higher at that point, but at least you will have made the most of the 現在の low to put your daughter in a better position.

As you are gifting some 重要な sums to your daughter then you may want to take some specialist advice to consider any 関わりあい/含蓄s from an 相続物件 税金 視野.
